DESCRIPTION

Situated in this picturesque Mid Devon village of Nymet Rowland, Enfield House is a spacious 5/6 bedroomed detached house set in gardens and grounds extending to nearly 0.5 acre.  The property benefits from uninterrupted views.

The village is well located, just a mile or so from the A377 and within easy reach of the amenities on offer from the nearby village of Lapford including the railway station (Tarka Line) petrol station/convenience shop and well regarded public house and primary school and just 7 miles from the village of Chulmleigh with doctors, dentist, and its OFSTED outstanding rated primary school. Free school transport is provided to the well regarded secondary school.

The nearby market town of Crediton is within 9 miles, with two supermarkets and leisure centre and Exeter is within a half hour drive.

The property offers spacious and well proportioned rooms throughout, with the added bonus of annexe accommodation if required, or alternatively, could be used as a lovely large family home with rooms configured to suit the purchasers own family arrangements. There are 5 double bedrooms and a single bedroom, one of which is currently used as a gym.

There is a sizeable living room opening into a dining room with a dual aspect over the lovely gardens. There is a kitchen, utility, handy rear entrance porch and cloakroom also on the ground floor.

The present owners have updated the property in recent years, both internally and externally. The property was repainted externally last summer with new uPVC double glazing. New carpets have been added on the main staircase, landing and
a couple of bedrooms.

The master bedroom with en-suite, enjoys wonderful views over the garden and the adjoining countryside. There is also a family bathroom and an additional shower room on the first floor. There are built in wardrobes to 4 of the bedrooms.

There is oil fired central heating and a private drainage system, though the property is on mains water.

THE GROUNDS

The property is set nicely back from the road with generous gardens and grounds. There is a triple garage and a brick paved driveway providing ample parking and turning area.

There is plenty of scope and space to extend the property if required, a conservatory could easily be added to take full advantage of the beautiful private rear garden.

The rear garden enjoys a large patio area incorporating a brick built BBQ overlooking the lovely lawn and stunning rolling Mid Devon countryside beyond. The gently sloping garden incorporates a well stocked area with a wide variety of established perennial plants including wisteria and clematis plus a large brick built pond (fenced off for the safety of young children). There is a timber built summerhouse, timber garden shed and an aluminium framed greenhouse at the rear of the garden.

NYMET ROWLAND  is a small village and parish of the same name, located to the north of Dartmoor. It sits on elevated lands, of pastoral cultivation and regular coniferous plantations – with unimpeded, striking views of its surroundings. Part of its title ‘Nymet’ is derived from the Old English name for the nearby ‘River Yeo’. As a village, it is a still, serene place with a rustic 15th Century Church – one of only two in Devon with an original oaken arcade (to its north aisle). The neighbouring village of Lapford (1 mile) offers a place to pick up any daily essentials with a modern shop/ post office. Lapford also has an excellent primary school (commended by Ofsted), large playing fields and a popular pub The Old Malt Scoop Inn – which provides an à la carte dining experience. From Lapford, buses and trains run towards the City of Exeter and Barnstaple in North Devon.
