DESCRIPTION:



Luccombe Chine is an impressive small country estate in an elevated position overlooking the English Channel, in grounds of about 6.5 acres. Close by is the hamlet of Luccombe between Shanklin and Bonchurch on the South Coast of the Isle of Wight. The present main house dates largely from 1928, though it has origins in the 17th Century. It reputedly once formed part of the Fleming Estate. The Fleming Estate extended over much of the Isle of Wight, on the former lands of Quarr Abbey which were purchased in 1609 by the famous Judge and M.P., Sir Thomas Fleming (1533 – 1613). The property is undoubtedly found in one of the finest positions on the Island with commanding views of The Channel, Downs and through the wooded gorge, which leads to the beach, known as Luccombe Chine. The property affords privacy, outstanding sea views and stands in mature, landscaped grounds. Built on the site of a much earlier property on rock of brick and stone with part colour-washed rendered elevations and Tudor style gables, and enjoys views of the sea, to the Chine and beach particularly from the fine veranda and balcony of the ground and 1st floors. Chine is a local name for a small gorge taking a stream down to the beach. There is sufficient ground for helicopters to land.

DIRECTIONS:

The Isle of Wight is accessed by car ferry from

Portsmouth (about 40 minutes) to Fishbourne; from

Southampton (about 55 minutes) to East Cowes and

from Lymington (about 35 minutes) to Yarmouth. Fast

catamaran services connect Southampton to West

Cowes (about 20 minutes) and Portsmouth to Ryde

Pier Head (about 15 minutes), both these services

have connections to main line train services to London

Waterloo. An electric railway connects Shanklin with

Ryde Pier Head where the fast catamaran service

connects with Portsmouth Harbour Station to London

Waterloo (about 1 hour 35 minutes – fast train). There

is a further fast service by hovercraft from Ryde to

Southsea (about 10 minutes).

From Newport follow the signs to either Shanklin or

Ventnor. The drive to Luccombe Chine House will be

found on the south side of the A3055, which runs

between the two towns. The entrance to the drive is

about a 1/4 of a mile to the north east of the village of

Bonchurch and is signed to Luccombe Chine. Proceed

down this drive through National Trust downland. The

entrance pillars to Luccombe Chine House will be found

on the left hand side, again well signed.



EDUCATION:

Ryde School with Upper Chine is the main independent

school on the Island. It is fully co-educational and

accommodates all ages from pre-school to sixth form

and has full, weekly and respite boarding facilities. Priory

School in Whippingham also accommodates all ages from preschool

to G.C.S.E. Some Island children commute either

daily or weekly to Churchers College, Petersfield; St

Johns College, Portsmouth; Portsmouth Grammar

School and Seaford College. Winchester and Bryanston

are also accessible. The Island is well provided with

Government funded schools at all levels. There is a

primary school and a middle school in Shanklin and

Ventnor and schools of all usual levels in Ryde, Newport

and Sandown.
