About The Area
About the area The village of Baltonsborough [pop. around 1,000] lies 4 miles S.E of Glastonbury with splendid views towards the Tor and the Mendip Hills. At the heart of the village are the post office shop, pub, primary school and village hall. On the outskirts is an excellent farm shop (local butcher and greengroce). Surrounding the village is unspoilt countryside with green meadows and old and new orchards. The nearby towns include Glastonbury, Street, Wells, Castle Cary, Bruton, Frome and Yeovil and offer a wide range of facilities whilst Bath and Bristol are in commuting distance. There are excellent state and independent schools in the area including Strode College, Wells Cathedral, Millfield and the Bruton and Sherborne schools. The A303 to London is a few miles south and the station at Castle Cary has a fast link to Paddington.

Accomodation
The Old Vicarage enjoys a delightful position next to the Churchyard at the end of Church Walk and in easy walking distance of the village amenities. This handsome Victorian house is not listed and has been extensively improved in recent years with considerable style whilst retaining many fine period details. It has well proportioned rooms with high ceilings, fine plasterwork, stone mullioned windows, good quality joinery, polished floorboards, flagstones, marble and stone fireplaces and oil fired central heating. Accommodation includes a hall, 3 reception rooms, study, kitchen, garden room, domestic offices, 6 bedrooms and 4 bath/shower rooms.

***
The hall gives access to the reception rooms, the first of which is a very comfortable sitting room with a fireplace and fitted bookshelves. The adjacent elegant drawing room has a french door to the garden and an open fire with a marble surround whilst the dining room has a stone fireplace. On the opposite side is the study with a french door to the garden. The kitchen has an Aga, an excellent range of fitments and leads through to a large sunny garden room again with french doors to the garden. Off the back hall are a laundry and cloakroom. On the first floor are 5 bedrooms, 3 bath/shower rooms and a cloakroom. These include a master bedroom with an excellent ensuite shower room and a guest suite.A spiral staircase leads to a fabulous second floor bedroom which has a large ensuite bathroom.

*
Tall double iron gates open onto a gravelled drive which leads through mature gardens to a substantial Garage block with three open fronted garage spaces plus a fourth with timber doors. Close by is a delightful paved well sheltered and sunny south facing terrace approached from the garden room. The gardens are as one would expect with a period property of this quality and include lawns, rose and shrub beds, beautiful beech and walnut trees and quiet secluded sitting areas. Less expected are the delightful views across the bordering mill stream to the beautiful countryside beyond.
