OAKHILL COTTAGE, ZION HILL, OAKHILL (Between Bath & Wells)

About The Area
The small village of Oakhill stands on the beautiful Mendip Hills, 7 miles north of Wells and about 13 miles and 17 miles south of Bath and Bristol respectively. Wells, the smallest city in England (population about 11,000), has local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace. It has a busy local shopping centre and a broad range of societies and activities.Bristol and Bath are both fine historic cities which are rapidly growing economic centres. There are good communications with the A37 nearby and fast speed train services from Castle Cary (11 miles south) or Bath Spa (about 11 miles). The airport is about 17 miles away. The village has a church, a well regarded primary school, a gastro pub and an active and friendly community with many local events. Babington House is within about 8 miles.

*
There are excellent state & independent schools in the area including Wells Blue School, Wells Cathedral School, Millfield, Downside and All Hallows plus those in nearby Bruton and Bristol and Bath. The landscape of the area has changed little over the centuries because of strict planning laws and careful stewardship by landowners. This beautiful countryside is very accessible with small quiet lanes and numerous footpaths, which make it very pleasant for walkers and cyclists. There are also numerous sporting, cultural and social activities and organisations available.

Situation
Zion Hill runs from the centre of the village towards the nearby ancient parish of Ashwick (mentioned in the Doomsday Book) and Oakhill Cottage has access from this lane. The property is within the heart of the village yet enjoys a quiet tranqil position with great privacy being screened by its high stone wallks and mature trees.

Accommodation
The house is a Grade ll listed building of significant importance with a very pretty south facing front elevation. It has angled bay windows with small hipped roofs and a central doorway with a moulded architrave surmounted by a triangular pediment. Internaly many period details remain including flagstones, sash windows, marble fireplaces, ornamental alcoves and good ceiling plasterwork. These are complemented by an aga in the kitchen and oil fired central heating. There are front and side entrance halls and two delightful matching reception rooms, the drawing room and the dining room, which each have large bay windows, cornicing, arched decorative alcoves and fine fireplaces.

*
The kitchen and breakfast room has comfortable farmhouse style with a flagstone floor, an oil fired Aga, pantry and a range of hand made kitchen units. The inner hall leads to a utility room with a Belfast sink, the oil fired boiler, space and plumbing for washing machine and a cloakroom. Beyond is the sitting room with fitted bookshelves and cupboards, French doors into the garden and also a door opens into a store room with scope for more accommodation. The staircase in the hall leads to a large first floor landing which has a store cupboard and an airing cupboard. The master bedroom has a bay window, walk in cupboard and an en suite shower room with a hand basin, wc and a tiled shower cubicle. There are 4 other bedrooms with the largest having a bay window and a range of fitted wardrobes and cupboards. Another has a hand basin. At the end of the landing is the bathroom with a basin, wc and bath.

Outside
Stone pillars with wrought iron gates open to a driveway to the side of the house and provides parking space. Adjacent are well stocked shrub and flower beds. In front of the house is a lawned garden bounded by laurels and magificent mature trees including yew, beech and oak. On the west side of the house a stone wall creates a sunny hidden courtyard which is totally private and has a verandah which opens from the sitting room. A pathway leads between the outside of this sheltering wall and a laurel hedge to a cobbled yard with an access into the store shed which is also approached from the sitting room. The path continues to the rear garden which is lawned, walled, has the oil tank, vegetable area and more mature trees and shrubs.

NB.
Mains water is connected but no water charges are levied - an original spring was passed to Bristol Water.
