Property description

***NEW PRICE***
A rarely available and superior quality detached residence, offering spacious five bedroom, 3-4 reception room, and 3 bathroom accommodation further complimented by a separate 3 bedroom detached Bungalow making it ideal for buyers in need of alternative annexe style accommodation. Set within an enviable plot, with stunning views across open countryside, the land extends from sweeping wrap around gardens to a further 'paddock' area which has been passed for planning permission for the creation of a further detached residence.
Ardmore House was originally built in 1904 by Skelton Estates to house the local Doctor and to serve the Cottage Hospital next door now known as Rawcliffe House. A succession of Doctors resided at Ardmore, which means House on the Hill, ending with Doctor Rooney.   Surgeries were held in the house and some elderly locals were able to help with their memories of this time. The waiting room for consultations was where the present utility and shower room are now. The doctor's consulting room was where the dining table now is. Access from the waiting room was through a small door to the left of the fireplace that was where the vanity unit now is in the shower room. Patients did not go further into the main house. The present kitchen garden and paddock was formerly a tennis court that was accessed through a small opening in the stone wall that today has a small wrought iron gate affixed. This paddock now enjoys outline planning permission for a detached dwelling. In 1979 the Estate sold the property to Mr Monaghan from Yearby Village, who carried out some improvements including an upstairs WC. In 1988 the property was sold again to Mrs Harrison and was converted into a small nursing home. At this time the large Conservatory was added.
Also at this time the bungalow now known as 'The Mews' was formed from two separate buildings that at one time housed the Doctors Pony & Trap. This completely self contained property is ideal for parents or as a holiday let. The well-known Cleveland Way long distance footpath comes down Airy Hill Lane at the end of Manless Terrace. The present owners purchased the property in 2000 with the intention of restoring Ardmore House back to its original layout as far as practicable, but to incorporate the comforts of modern living. The result of ten years effort is what you see today. However there is still tremendous scope for a new owner to explore. During the restoration of Ardmore they were delighted to uncover signatures of some of the original craftsmen responsible for the building of the house, these men were proud enough of their workmanship to append their names to woodwork and plaster for future generations to see. The plaster covings that are all different in the principal rooms are especially worthy of note. The bell pushes to summon the housemaid are still to the side of the fireplaces. As can be readily appreciated by inspection, Ardmore is not just another house; it is a substantial traditional property that was quality built to last. It is a true family home with proportions and period features that just cannot be found in or retro- fitted to a modern house. Although occupying an exposed site Ardmore is a warm house in winter and a cool one in summer due to walls that are much thicker than normal, the views to the North Yorkshire Moors are extensive. In summer the sun moves right round the house in the course of the day. The cellar maintains a very steady temperature around 18°C.
