About the areaBruton is a small ancient town (population around 3,000) in South Somerset situated in the Brue Valley surrounded by beautiful and accessible countryside. Predating Roman times it has evolved gently through the ages with many interesting and historical buildings defining its character. In the time of Canute there was a Royal Mint in Bruton and it's recorded in the Doomsday book. Later it developed as a market town and the wool and silk trade prospered. Today its main industries are agriculture and education with five schools in Bruton: King's School, founded in 1519, Bruton School for Girls, Sexey's School, a Primary School and the Meadow School for Steiner Education. There are other excellent independent schools in the area including Hazlegrove at Sparkford, Millfield at Street, Sherborne Schools, Wells Cathedral School, Downside, Port Regis and St Mary's, Shaftesbury. Bruton has many thriving groups and societies including a Festival of Arts, Horticultural Show and musical and theatrical productions. It is also now well known by the establishment of the renowned Hauser & Wirth Art Gallery. The town has a small range of shops and a range of pubs and restaurants including the award winning \"At the Chapel\".There are many other charming towns nearby which together offer a wide range of shopping, cultural and sporting activities. These include Castle Cary, Sherborne, Shaftsbury and Wells with Bath, Bristol and Salisbury all being in easy reach.Communications are good with a small rail station in Bruton and mainline services at Castle Cary (Paddington) and Sherborne (Waterloo). The A303 a few miles south is the road link to London and Bristol international airport is well within an hours drive.

****
Quaperlake Street (a name with its roots in Anglo Saxon place names) is situated just beyond the high street in easy walking distance of the schools and amenities. Lake House is in recent times was occupied as 2 shops and is Grade ll listed dating back to at least the 18th century and probably earlier. It has been extensively improved by the present owner, retaining its period charm and character, enhancing it with contemporary benefits and creating an exceptional townhouse of great appeal, comfort and convenience. The house has a modest appearance which belies its size. Internally there are flagstone floors, painted floorboards and exposed original timber beams together with a well appointed kitchen and bathrooms and gas central heating with both modern and antique style radiators.

*****
A door in the small side lane opens to the hall which leads through the house giving direct access to all the rooms and continuing into the courtyard. The sitting room is a well proportioned room (26ft x 15ft) which is also very light with the original large shop windows now opaque. At one end is a splendid stone fireplace with a massive beam and an inset Jetmaster fireplace.Double doors open from this room into the dining room which is again a good size, about 20ft long with a door to the hall, flagstones, a modern wood burning stove and french doors to the courtyard. An archway opens from the hall into the kitchen which has flagstones, a gas fired Aga, fitted units, granite work surfaces, and appliances including an integral dishwasher, fridge, washing machine and dryer.

.
On the first floor landing an airing cupboard houses the gas central heating boiler. There are four bedrooms on this floor with the two front ones having build in cupboards and one having fitted wardrobes. The two other bedrooms look into the courtyard and one has fitted wardrobes and a bay window with a window seat. The shower room has a basin, wc, and a tiled shower cubicle. Also on this floor is a washroom with a basin and wc. A further staircase leads to the second floor and a splendid suite including a large open plan bedroom, study area and bathroom. It has sloping ceilings, exposed beams and a storage area. The bathroom has a basin, wc and a wonderfully positioned double ended bath with central taps and a view to the church.

..
The central courtyard has flagstones, high stone walls, borders protected by a clipped box hedge, a vine covered pergola, a fig tree and a fine Magnolia tree against a south facing wall. On the opposite side of the courtyard from the house is a two storey annexe. Here, a stable door opens directly into the open plan 28ft. living area with exposed beams and a kitchenette. This has a range of fitted units, a 4 ring gas hob and oven, integral fridge & freezer and a cupboard containing the gas central heating boiler. Leading off is a shower room with a basin, wc and shower cubicle. The staircase rises to a first floor studio which is suited to many activities including use as a bedroom(s).
