Property description

A fantastic 5 bedroomed detached farmhouse with spacious accommodation throughout, double garage and wonderful private gardens, plus a separate vegetable garden.

Pitt Court occupies a central location in the heart of the popular village of Nymet Rowland which is ideally situated a short drive from the A377 and Tarka train line yet with the feeling of a rural village. The house itself is a large Grade II listed farmhouse and the original cottages are believed to date back to the late 17th/ 18th century and are full of old world charm and character, but also enjoying LPG gas central heating throughout.

The substantial farmhouse kitchen/breakfast room is ideal for families and entertaining and the further reception rooms are spacious and flexible. The living room is large and open with an original inglenook fireplace and a wealth of exposed timbers. The two staircases give access to the first floor with 5 bedrooms (four of which are double rooms), the shower room and the family bathroom – All rooms to the front also enjoy views to Devon countryside with Dartmoor in the distance.

Outside is an enclosed and private rear garden with a large lawned garden and lovely undercover seating area. Across the drive (which provides off-road parking and access to the double garage) is a further area of productive garden with vegetable and fruit growing areas, a greenhouse and some stunning southerly views.

NYMET ROWLAND is a picturesque village just over one mile from Lapford.  It occupies an elevated location with outstanding views from its scattering of houses and cottages and boasts one of the area’s ancient and historic parish churches.  Lapford itself, is a large parish and village, lying just north of the main A377 Exeter / Barnstaple road approximately 9 miles from Crediton and 16 miles from Exeter.  The village has good amenities including shops, post office, inn, primary school and there is also a preschool with excellent OFSTED reports.  On the edge of the village is a railway station with daily trains to Exeter and Barnstaple and a regular daily bus service from the heart of the village.  The parish church, St Thomas of Canterbury, is of perpendicular style and has a fine 16th century rood screen.

DIRECTIONS From Crediton proceed North West on the A377 passing through Copplestone and Morchard Road. When you reach Lapford Petrol Station, turn left signed Nymet Rowland. Proceed into the village and 1 Pitt Court will be found on the left hand side, just by the red phone box.
