Property description

This property is a delightful period farmhouse oozing historical charm and character. Set in 3.81 acres of grounds, the property is an ideal family home for anyone wanting to experience the tranquillity of rural life. Surrounded by the beautiful Kent countryside on the outskirts of the village of Lower Hardres, this gem of a house provides a wonderful insight into a bygone era and includes inglenook fireplaces, beamed ceilings and many double-aspect rooms with multi-paned cottage windows.

With a welcoming entrance hall, three attractive reception rooms, a good-sized kitchen/breakfast room, a landing large enough for a library and five unique bedrooms with one en suite, there is plenty of space for a growing family. In addition there is a very attractive beamed and vaulted garden room and a conservatory where you can while away many happy hours admiring the extensive gardens. There is also a spacious utility room and workshop area that is as large as a garage, so you can store plenty of non-perishable foods.

The grounds provide for a variety of activities. There is a greenhouse and a large hidden fruit and vegetable garden for those looking to ‘grow their own’ and a paddock where your horse-mad youngster could keep a pony or perhaps a few alpacas and sheep. For those who love al fresco meals and barbecues, the large terrace is a real sun trap and the lawn is just the place for a game of croquet or boules. The nearby meadow area, interspersed with mature trees and shrubs, is ideal for children to indulge in a game of hide-and-seek or build a tree house.

What the Owner says:

This has been our home for the past 46 years and it will be an enormous wrench to leave. However I now need something a little smaller as I am on my own. Our family has grown up in this house and it has been a truly special place for everyone. We have always loved the peace and quiet and the space where we can entertain friends and where our children have been able to enjoy the wide open spaces.
The changing views across the fields throughout the year are a real delight and there are plenty of areas where you can walk your dogs or take a cycle ride. At the same time, we are only about four-and-a-half miles from Canterbury with its historic buildings, high-street stores, excellent schools and universities, theatres, Kent county cricket ground and train stations.
We are not far from the villages of Bridge, Stelling Minnis and Bossingham with their shops, pubs and excellent primary schools. The friendly villages offer a variety of activities including dancing, horticulture, playgroup, art and yoga as well as cricket and tennis at local clubs. There are also other country pubs and restaurants nearby that serve excellent food as well as a farm shop that offers a variety of local produce and a first-class riding stables, so there is something for everyone.
