ESOTERA FODDINGTON, BABACARY, TA11 7EL

About the Area
Foddington is an attractive hamlet of several properties and is close to Babcary which is one of Somerset's charming and historic villages, and is set in beautiful walking and riding countryside between Somerton and Castle Cary. Babcary is recorded in the Domesday Book as an attractive small village made up for the most part of period houses and cottages on the edge of the Sparkford Vale. The attractive medieval church is close by where, interestingly, one of the earliest games of 'fives' was recorded. Elsewhere in the village is the ever popular 17c Red Lion, an excellent pub and restaurant with an excellent local reputation, and the well used Village Hall, playing fields and tennis court.

*
Glastonbury, Wells, Castle Cary and Sherborne are all within a short drive as are Castle Cary and Yeovil Rail Stations with main lines to London. There are many golf courses in the area with National Hunt racing at Wincanton and Taunton and flat racing at Bath. There is excellent access to strategic highways east/west A303 and north/south A37, which are both within a few minutes drive, giving easy access to the South & London. There are excellent state and independent schools in the area including Millfield, Bruton, Hazelgrove, Wells Cathedral, Downside and Sherborne. There is also a highly regarded primary school in the near-by village of Lovington.

Accommodation
Approached from a quiet yet not isolated country lane - Esotera is a comfortable, spacious much loved family home with the benefit of an attached self contained annexe with further potential. A particular feature of this well maintained property is the creative garden, paddock and grounds which are surrounded by open countryside and enjoy spectacular views.Esotera has many characterful features, such as a large stone fireplace with flagstone hearth and Oak mantle, Villager wood burning stove and ceiling beams in the sitting room, which is dual aspect and enjoys an outlook over the pretty courtyard and lake.

**
A further reception room has an original period cast iron fireplace and fitted alcove shelving, this leads through to the spacious beamed kitchen/diner, which is triple aspect and takes full advantage of the garden outlook. Here there is generous range of bespoke American Ash and painted wall and base units with integral appliances, including ovens, microwave and induction hob. There is plenty of space for a family dining table and further space for sofas if desired.Off the kitchen is the light and bright wooden conservatory, with stained wooden floor and painted paneling. Double doors lead to one of the many private lawned areas. Also on the ground floor is a very spacious utility room and cloakroom with integral access to the garage and separate door to outside.

First Floor
Esotera has two staircases, one from the sitting room which leads to the four charming bedrooms, all of which have breathtaking views in all directions. The recently refurbished family bathroom has a contemporary free standing tub bath and separate shower cubicle. The second staircase leads from the utility room, which in our view has great potential to become a self contained annexe or guest accommodation. These stairs lead to a spacious studio/study, a very large shower room, and dual aspect double bedroom, with views as before.

Gardens and Grounds
The property is approached from the quiet, yet not isolated country lane to the driveway and generous parking area, alongside which is the integral double garage/workshop.The 2 acre garden itself has been lovingly created by the owners, and the layout and planting has been designed to be as wildlife friendly as possible. There are visual delights at every turn including abundant borders, gothic doorways within hedges, winding pathways, mature trees, a productive vegetable plot with polytunnel, garden ponds and fairy tale wooden bridges. The garden is also full of beautifully crafted buildings and structures, including an octagonal summerhouse, built by the owner, and a delightful small barn.A lake was created to take advantage of the garden outlook and stunning views which surround the property. The gazebo, on the edge of the decking overlooking the lake, has a tiled roof and is built around some recycled church pews giving a fabulous outdoor entertaining area.
