Property description

The Garden House is a gracious Georgian property tucked away just off the High Street in Wargrave. With origins in the 18th Century, the house is the front South-East facing part of a large country house. Principal rooms have elegant proportions, high ceilings, decorative plasterwork, polished wooden floors and a light and airy atmosphere. EPC Rating G.
ACCOMMODATION
The tall painted front door leads to the spacious reception hall with archway and painted panelling. The drawing room is glorious with a high ceiling, painted cornicing and large windows letting in plenty of light. There are a pair of graceful French windows to the front and restored shutters to the windows. A polished Oak herringbone floor reflects the sunny aspect and there is a marble fireplace with open fire. The sitting room has an open fire and large bay window overlooking the gardens, again with original shutters. The elegant dining room has three large windows with French windows leading to the garden. The kitchen/breakfast room has a good range of wall and floor units, granite work surfaces and built-in appliances and there is a cupola roof light above the breakfast area. There is a utility room with sauna and a cloakroom. There is a cellar with good head height, which has been used in the past as a games room. There is an integral garage with workshop above, this could be integrated into the main house, subject to the usual consents.

From the reception hall an elegant turned staircase leads to the first floor. Again there are exceptionally high ceilings and an abundance of light and space. The master bedroom is a spacious room with an en-suite bathroom and dressing area. There are 2 further double bedrooms on this floor, one with stylish en-suite bathroom and a family bathroom. On the second floor, there are two generous double bedrooms.
OUTSIDE
Approached via a gravel drive the property has a parking area for a number of cars. The South-facing walled garden is richly planted with palms and screened with shrubs and bushes, giving a Mediterranean feel to the space. The swimming pool is lined and has a cover. There is a summer house to one side and there was previously planning permission for a double garage (lapsed).
