About the area
About the area Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beaut. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.
Accommodation
Bath Road is a good residential area on the quieter east side of Wells within walking distance of the schools and the high street. The Old Farmhouse dates back 300 years in parts and was of course originally a farmhouse. It retains many characteristics which are enhanced by more recently added features.
Ground Floor
The front door opens into the hallway which has Victorian style tiling to the floor. To the right of the hall is the cosy family room which features a cast iron fire surround with a living flame gas fire. The good size sitting room has a French door and window overlooking the courtyard terrace and the dining room has a feature Morso wood burning stove. The kitchen has been fitted with a range of wall and base cupboards and a Range cooker and there is space for a fridge and dishwasher. Adjacent to the kitchen is a utility room with cupboards and space for washing machine and tumble dryer. From the kitchen a door leads to a lobby with doors to the front and back gardens. Also a door leads to the SELF CONTAINED ANNEXE which has a small entrance hall, sitting room/bedroom, kitchen and shower room. This wing can be used as additional accommodation to the main house or many other uses including a home office, guest wing, B&B, granny annexe etc.
First Floor
A staircase from the entrance hallway rises to the first floor. Here there are 3 double bedrooms and a single bedroom, two of the doubles have en suite shower rooms and a family bathroom.
Outside
The front entrance drive opens into a large parking area which is crossed by an access to the adjacent property. At the rear of the house is a courtyard paved terrace garden with raised borders planted with a range of mature shrubs and a picket gate to the driveway. The house also has a delightful walled garden with great privacy. It's partly lawned with paved pathways, a decked terrace for seating and dining and 2 timber sheds (one with power and insulation and could perhaps, be used as an office).
