SUNNYMEAD, WEST PENNARD, NR. GLASTONBURY, BA6 8NN

About the area
West Pennard is a very popular village in beautiful countryside between Wells, Shepton Mallet and Glastonbury. The larger towns of Bath, Bristol and Yeovil are all within easy commuting distance. Glastonburys past and its present are linked with its dominant landmark, the Tor. It's been a religious centre throughout history and further back into the times of legends. Today it's a small but thriving town and a major tourist venue, welcoming thousands of visitors each year.

*
Just 5 miles from Glastonbury is Wells which is the smallest city in England (population 10,000). Its centre is the market place (local markets twice a week) surrounded by many medieval buildings including the Cathedral and moated Bishops Palace. Immediately to the south (2 miles) of Glastonbury is the more recent town of Street and these centres provide a wide range of facilities and amenities to suit most needs. There are excellent local schools including West Pennard's Primary School, St. Dunstan's, the Blue School and Strode College. The independent sector includes Millfield, Wells Cathedral School and the Bruton schools.

Accommodation
The house stands well back from the roadway screened and protected by yew trees and shrubs. A driveway leads in and widens to a large parking are with sufficient space for several cars (NB there is further parking at the rear of the property)Sunnymead is an attractive period house believed to date back to the 17th century and which retains many period details and has great charm and character. The accommodation is deceptively spacious and also benefits from oil fired central heating and double glazing.The oak front door opens into a porch and then through into a very pleasant sitting room with a beamed ceiling and a fireplace with a glass fronted fire. Doors lead to the inner hall and also into the dining room. This is another room with beamed ceiling together with an inglenook fireplace with a wood burning stove.

* *
The kitchen and breakfast room is a large room which has double french doors to the garden. It has space for a table and chairs and is well fitted and equipped with a range of floor and wall kitchen units. These are backed by wall tiling and there is space and plumbing for a dishwasher. The appliances include a 4 ring induction hob, an extractor and a double electric oven. The oil fired boiler is also housed here. A valuable feature is the electrically opening velux roof light which together with the window and french doors makes this room light and airy.The inner hall has the staircase and a utility room/pantry with shelving. An old original elm door leads from the hall into a side porch and the cloakroom which is part tiled and has a wc and hand basin.

First Floor
The central landing provides direct access to all the rooms and also has access to the loft with a folding ladder. The master bedroom has 2 built in cupboards and an en suite shower room with tiled walls, an airing cupboard, tiled shower cubicle, wc and hand basin. There are 3 more bedrooms (4 in all) and the family bathroom with tiled walls, hand basin with an illuminated mirror above, wc and a bath with a separate shower and shower screen.

Gardens
At the side of the house is a garden area and paving leading to a \"studio\" which has a fireplace and a cloakroom with a wc and hand basin. The studio has not been used for some time and needs some attention. Nonetheless it's a valuable asset and is ideal for many uses.Immediately at the back is a paved terrace and beyond is a large lawned garden with a greenhouse, timber sheds, outhouse and a timber garage/workshop with light and power. There is access from this garden to a side lane by means of a small drive. This garden is currently used as parking for the owners cars and a large caravan.

Directions
From Wells go south to Glastonbury and take the A361 towards Pilton and Shepton Mallet. After a few miles enter West Pennard. Look for the first turning on the right. Do not take this turn. Carry on and the property is a short distance along on the left hand side after Laurel Street.
