In more detail ...
This wonderful and beautifully proportioned 3 storey house was built to exacting standards by Bloor Homes in 2011. It is the largest house sitting on the edge of this exclusive development of executive properties in a prime corner position with some sea glimpses to the rear. The high specification finish is clearly evident from the moment you approach the property and on entering the hallway you instantly know that this is a very unique and special home. The ground floor accommodation flows through each of the breathtaking rooms with Karndean flooring underfoot. The well proportioned lounge/family room is located to the front aspect with double oak doors opening from the hallway into the kitchen/dining room opposite. Here your eye is immediately drawn to the view of the rear garden via a stunning double glazed Edwardian conservatory which was completed in October 2014 to current planning legislation. The luxurious kitchen is fitted with an excellent range of wall and base units with cream gloss door fronts and complementary walnut style worktop inset with a one and a third stainless steel sink unit and drainer. Quality integrated appliances include a 4 ring gas hob, double electric ovens, dishwasher, washing machine and fridge/freezer. There is a cloakroom/wc with wash hand basin on the ground floor and first floor. The first floor also offers a beautiful sitting room/study measuring overall 25' x 11'8\" with an open arch dividing the 2 spaces. French doors open to a southerly aspect juliette balcony where you can enjoy sea glimpses. Bedroom 2 is a bay fronted dual aspect room which has an en-suite bath room with a separate shower cubicle. There are 4 double bedrooms, 3 of which have bespoke floor to ceiling wardrobes offering plenty of hanging space and shelved storage. The master bedroom lies to the rear of the house on the 2nd floor and enjoys sea glimpses and an en-suite shower room. Internal fittings such as light oak doors, Armitage Shanks white bath room suites with heated towels rails in each, white double glazed sash windows and neutral sumptuous carpets all add to the sense of style, comfort and luxury this home offers.
What the owner likes ...
We have absolutely loved living at 40 Cyprus Gardens, we think we have made a beautiful family home, that has so many wonderful attributes. Our favourite memories of living here would include numerous family walks along the seafront, BBQs in the summer in our back garden, & enjoying the vast living space inside. In October 2014 we finished our conservatory, and we feel that has really added to the living space available & we enjoy nothing more than sitting in there with a coffee & the newspapers on a Sunday morning. We are absolutely sure that whoever is lucky enough to call this their home after us will love it just as much as us!
Bear in mind ...
The garage which is accessed via a remotely controlled up and over door has light and power and an integral door leads into the ground floor hallway. An allocated parking space is also provided in addition to the garage and there is plenty of on road parking available on Cyprus Road. The rear southerly aspect garden is laid mainly to lawn and is bordered by fencing. There is an area of paved patio with steps leading to the French doors of the conservatory. A wooden shed provides a good sized storage space and there is also a built-in barbecue at the bottom of the garden. Whitton & Laing state this is without doubt an absolutely superb family home which must be viewed to fully appreciate the wonderful accommodation and coastal lifestyle opportunity afforded. AGENTS NOTE:There are areas of communal ground on this development which are managed by Chamonix Estate. The management fee for maintenence for 2015 is £220.
