Property description

An attached (private drive and gardens) 4 bedroomed barn conversion with generous gardens, double garage, stables, manege plus a 1.8 acre paddock with water working well for grazing, all in a rural location just outside the village of Colebrooke.

DESCRIPTION
Colebrooke is a small Mid-Devon village, close to Coleford with its thatched cottage centre and well regarded Inn (The New Inn). It is situated approx. 5 miles from Crediton and is surrounded by rolling farmland. Westcombe Hill runs out of Colebrooke and is a small community in itself with individual houses and barn conversions spread out over a mile or so. The Westcombe Hill Barn is technically attached but is approached over its own driveway and with the neighbouring property facing and approached in the other direction, for all intents and purposes it feels detached.

The accommodation is over two floors with a kitchen/dining room on the ground floor opening out through sliding doors to the garden. There are also two double bedrooms on the ground floor plus a lovely family bathroom. Due to the layout, should it be necessary, the barn could function on one level. On the first floor is the living room, two further bedrooms and a second shower room. The property is presented in excellent order, has uPVC double glazing, oil fired central heating, mains water and a septic tank.

Outside, the property is approached over its own driveway, through the garden to an ample parking area. There is a double garage, two large stables and a 20m x 20m ménage/turnout area, ideal for keeping horses on-site. The garden is level and mainly lawned with some well-established trees and hedges providing plenty of privacy. A short (200m) walk down the country lane is a paddock of approx.1.8 acres with water, road access and works well for grazing.

DIRECTIONS From Crediton, head towards Copplestone on the A377, turning left at Barnstaple Cross as signed to Coleford. Proceed into Coleford (approx. 2 miles) and pass the The New Inn on your right. At the junction, turn left and continue to Colebrooke (approx. 1.5 miles). Continue through the village for approx. 1.6 Miles and The Westcombe Hill Barn will be found on the left hand side.

COLEBROOKE is a compact, pastoral village in the heart of a low lying part of Devon; characterised by a gentler landscape, patches of dense broadleaf woodland and from time to time flourishing orchards. Its church is a key focal point, and famous for its connection to Henry Kingsley’s novel ‘The Recollections of Geoffrey Hamlyn’. Furthermore it is the speculated home of the mythological ‘Uncle Tom Cobley’, a treasured character from the Devonian folk song ‘Widecombe Fair’. It is said he was an “amorous bachelor” with fiery red hair. For a delicious, freshly prepared meal The New Inn in Coleford is only half a mile away. The village of Yeoford is 2 miles southward. This has another great local pub, The Mare and Foal – with a pleasant stream-side beer garden. In addition, there is a railway station and primary school. For a greater range of facilities the market town of Crediton is a 10-minute drive away.

CREDITON : An ancient market town, with a contemporary feel – only a short, 20-minute drive NW from the city of Exeter. Set in the Vale of the River Creedy, amongst gentle, rolling hills and verdant pastures. Sincerely picture postcard. Once the capital of Devon, Crediton is famed for its inspiring sandstone church and for being the birthplace of Saint Boniface in 680 AD. Its high street is a vibrant place, abuzz with trade –artisan coffee shops, roaring pubs, a farmers’ market and bakeries, jam-packed with mouthwatering delights. For those commuting it has hassle free transport links into Exeter and for schooling a prestigious community college (Queen Elizabeth’s) – with an Ofsted “outstanding” sixth form. In addition, it boasts a brilliant gym & leisure centre for New Year’s resolutions, two supermarkets for the weekly shop and a trading estate for any practical needs. All neatly held in a single valley
