About: Chestnut Lodge is one of two houses built in 1988/9 on the site of an old church hall. The owner has lived here since it was new.  Rectory Lane is a very quiet, narrow, no-through lane with only a handful of properties on it. A few minutes on foot will take you to all the local amenities.

Lyminge: Lyminge is rich in history, with evidence of Anglo Saxon, Bronze Age and Jutish settlements.  Only 3 miles from the Channel Tunnel and less than 5 miles from the sea, it stands at over 400' above sea level, making it a safe, dry place to live.

Almost self-sufficient, Lyminge has two doctor's surgeries, baker, Post Office with store, hairdresser, library, antique shop, Chinese restaurant, Indian takeaway, fish & chip shop, computer repair shop, mini-supermarket & off-licence, estate agent, a mulitdiscliplinary private practice, pharmacy etc.

Facilities: Lyminge has buses passing though, allowing transport to Hythe, Folkestone & Canterbury, as well as to Sandling railway station 2.5 miles away. A public library serves the village from the old station building.  St Ethelburga Church dominates the skyline (CofE) with a Methodist Church opposite to the OFSTED rated excellent primary school.  2 village greens, (Tayne Field and Jubilee Field), allow recreation for all, with a Village Hall and also the Tayne Centre. Beyond the Village Hall lie football, tennis, half-pipe, and adult playground facilities, with a toddler's playground one side of the Coach & Horses pub, and a playground the other side for older children.

Understairs storage cupboard 2.3 sq.m. Large 20'8" sitting room with Tortoise Firebox 20.5 sq.m. Large dining room 12.6 sq.m. Large kitchen breakfast room with oak fronted cupboards 15.7 sq.m. Dog-leg staircase with 2 half landings. Mater bedroom 17.1 sq.m. with en suite 5.9 sq.m. 2 double bedrooms 15.8 & 9.21 sq.m. Single bedroom 9 sq. m. Bathroom 4.8 sq.m. Garden Room 15 sq.m. Garage 15.9 sq.m. Plot over all is just shy of 0.1 acre.

I bought Chestnut Lodge in February 1989 when it had just been built.

I have raised three children here and will be very sad to leave Chestnut Lodge and all its memories behind. However, it is time to hand this big, spacious family home over to someone else and move to something smaller. Lyminge is a perfect place to live and to raise a family: one of those few places in the country where children can play relatively unsupervised, safe in the knowledge that they will come home when they're hungry!

Primary School: Lyminge C of E Primary School is OFSTED rated outstanding.  The village green - Tayne Field - provides a wonderful open space for school sports. Breakfast Club and After School Club available.

Pre-School: OFSTED rated outstanding, Lyminge Pre-School is held in the Village Hall with excellent facilites.

C of E Church: Lyminge Parish Church of St Mary & St Ethelburga lies a stone's throw from Chestnut Lodge.  Wedding bells, Sunday worship and Monday evening bell practice shape village life as they have for many years.

Methodist Church: Lyminge Methodist Church is a short walk away, opposite to the school.  The Tayne Centre behind it provides a venue for many village activities.

Doctors: There are 2 surgeries in the village - New Lyminge Surgery and The Surgery, with male and female doctors.

Secondary Education: Grammar School system.  Grammar & High schools for boys & girls in Folkestone & Canterbury. Public Schools in Dover, Canterbury & Ashford.  Steiner School in Canterbury.
