The Property
Built in 1989, Falcon House is a beautifully presented, spacious family home located in an enviable position down a no-through road. The house is built of cavity brick walls being fully rendered, beneath an interlocking tile roof and benefits from wooden double glazed casement windows.
The front covered porch way opens out into the reception hall with stairs rising to the first floor landing. Immediately to the right hand side is the spacious sitting room, being dual aspect and with a feature inset wood burning stove. Back into the hallway, where a cloakroom and play room lead off. The cloakroom has recently been refitted with a modern low level wc and a bespoke handbasin located adjacent. The play room would make a useful study or an occasional fifth bedroom if required. A recent improvement by the current vendors has seen the dining room incorporated into the kitchen/breakfast room to create a large, airy L-shaped social kitchen. The kitchen is fully tiled with wooden floor boards running from the breakfast area, through into the dining room. The kitchen itself is very well equipped with a built in fridge/freezer, eye-level oven, microwave and a four ring halogen hob. A free standing island unit was recently handmade for the property and would be included in the sale. Space for a dishwasher is located next to the 1 ½ bowl inset sink, with further appliance space in the adjacent utility. Upstairs are four well proportioned bedrooms which all enjoy views over the gardens with the master benefiting from an en-suite bathroom. The family shower room was refitted recently to offer a large walk in power shower, low level wc and a stylish basin with a handmade cabinet below. Furthermore, Falcon House has a large eaves storage space, in addition to the main loft and could be extended, subject to relevant planning consents.
Outside
On approaching Falcon House, a tarmac driveway runs from the front boundary, down the side of the house to the rear parking area and up to the double garage. The double garage is of particularly good size offering space for further appliances and a large workbench. The garage has two up and over doors, power, light and storage to the pitched roof space. Back at the top of the driveway is an electric gate with its own intercom system which can remotely be controlled from the house. The front gardens are mainly laid to lawn with a mature hedge lining the boundary. The back garden is split into two areas and is separated by a small stream. The immediate garden is private and secluded with a small foot bridge leading over the stream to the bottom 'secret' garden. A number of fruit trees are scattered throughout the lawn, making it a haven for wildlife and nature. The plot and gardens in total extend to approximately 0.30 of an acre (sts).
Location
The property is situated down a no-through road within a quiet spot within the village. Wash Lane provides access for only a handful of large detached houses and is a very pleasant location within Banham. The village is well equipped with a range of amenities including a post office, village store and church, all centred around the charming village green. The village is also home to 'The Banham Barrel' public house, Banham Primary School and Banham Zoo. Further afield is the market town of Diss where there is a mainline rail station on the Norwich to London Liverpool Street line. Alternatively, Attleborough is five miles away which has a station on the Norwich, Cambridge route. The A11 is only 10 minutes away which connects Cambridge & Norwich.
Directions
From Diss, proceed out of the town via Shelfanger Road through the villages of Shelfanger and secondly Winfarthing. After exiting Winfarthing a sharp right hand bend continues towards the right, but while on the bend, turn left towards Banham. On entering the Village turn left onto Kenninghall Road and left again onto Wash Lane. The house will be situated on the left hand side, marked by a Musker McIntyre for sale board.
