Property description
Brimbles is a beautifully presented four bedroom family home located in the ever popular village of St John on the picturesque Rame Peninsula.
The property was architecturally designed by Devon County Architects and is presented to the market today with little additions from the original build. Brimbles is entered into a spacious hallway with access being provided to the kitchen / breakfast room and the sitting room. The sitting room itself provides large south facing windows which look out across the well appointed gardens and grounds.
The kitchen is of particular note as the vendors have recently completely replaced the kitchen with a contemporary range of white and red base and wall mounted units complimented with Corian work surfaces and a comprehensive range of appliances. There is a central island unit which doubles as a sizeable breakfast bar with base cupboards beneath.
Brimbles has been fitted with two sizeable conservatories, one located off the kitchen and the other from the master bedroom. The current vendors utilise the conservatory off the kitchen as a dining room which provides a wonderful vista over the formal gardens.
The property is arranged over 3 stories with a short flight of steps providing access to every level. At first floor level there are two double bedrooms and the family bathroom. On the second story there are a further two double bedrooms and the minstrel gallery which over looks the sitting room. Our clients used this area as a study / office but would also work as a child's play area or an additional reception room / games room.
Externally the property is approached over a private driveway which provides parking for numerous cars which leads to the detached double garage. The garage provides power and lighting and is only a short walk from the front door. There is a small front garden laid to lawn and provides a small seating area within to sit and enjoy the outlook over the village.
The rear garden comprises of a number of areas ranging from the formal gardens closest to the property to mature woodland and a large paddock. In total the plot is just over 6 acres.
The formal gardens are a real pleasure to walk through comprising of a range of mature specimen shrubs together with mature plants and trees offering total privacy from neighbouring properties. There are a number of patio areas dotted throughout the formal gardens which provide excellent spots for alfresco dining. The vendors have dressed these areas with some outstanding pieces of garden furniture which are negotiable with the sale price. Also dotted throughout the gardens are a number of useful sheds, outbuildings and a summerhouse, all of which will stay with the sale of the property.
There are a number of streams which run throughout the gardens and the vendors have cleverly created a number of bridges over the stream to access the larger parts of the gardens on the opposite side.
Within the woodland area is an orchard which houses a number of fruit trees. There is also a large field mainly grassed located to eastern side of the gardens which would be perfect if any potential purchased wished to keep a pony or horse or simply required an area for children to play in.
In all Brimbles is a fine example of a large family home offering the space and size for a growing family to comfortable live, both inside and out.
