Plum Tree Cottage
The principal house is listed Grade II, and probably dates from the late 17th or early 18th century. It stands within the village conservation area, set back behind its own self-contained cottage, “Little Plum”, whilst at the rear it has a long mature garden and a site area extending to about half 0.75 acre. Many of the rooms are of double or triple aspect with period fireplaces and ledged and braced doors. There is an abundance of exposed timbering and, overall, a sense of history which has not been lost in the modernisation and improvements undergone in recent years. A reassuringly large garden wraps around the house and there are versatile outbuildings.
Nun Monkton is a particularly fine village with superb amenities, and an accessible location between Harrogate and York with easy access to the A1/Leeds.
•Period house, sympathetically developed and restored over its 340 year history.
•The kitchen is the true heart of the house and has the original brick floor and handmade units. There is a built in two oven AGA and granite worktops.
•Beamed ceilings, panelled doors and traditional inglenook and open fireplaces.
•The garden is private and secluded; there are several terraces and suntraps leading off from the house, ideal for alfresco dining. The rest of the garden is a mixture of mature trees, shrubs and lawns.
•Extensive outbuildings; two garages, stores and barn.
•Self-contained one bedroom cottage constructed in the 17th century, excellent for dependent relatives or for use as a holiday cottage (current annual income of at least £7,000 with a string of repeat business).
•Perfect location with easy access to York, Harrogate and A1.
