Property description
Steeped in history, this charming early 17th-century cottage was a pub for at least 100 years until it closed in 1970. With its oak beams and period features it is everything you dream of in a historic country house but incorporating all the accoutrements needed for modern-day living.
This ideal family home, in the charming hamlet of Sutton, is surrounded by farmland and the rolling Kent countryside and offers a plethora of delights to suit everyone. It will be a pleasure to create delicious meals in the beautifully handcrafted country-style kitchen and breakfast room with its range cooker, and you can imagine hosting wonderful Christmas lunches and dinner parties in the adjacent dining room, enjoying the warmth from the wood burner in the inglenook fireplace. Alternatively, relax in the cosy sitting room in front of the fire or watch the birds in the garden. With four good-sized bedrooms, including the master with en suite facilities, there is plenty of room for a growing family and guests, while the ‘tucked-away’ office is just the place to work undisturbed.
There are plenty of secrets for children to uncover. The original pub cellar is perfect for hobbies or a playroom while, outside, the charmingly landscaped grounds offer even more delights. There is a Grade II Listed flint building, probably originally a wash house, which could be refurbished to make an independent office. The gardens are home to some awe-inspiring historic trees, a fishpond and rockery as well as a greenhouse, double-garage and terrace where you can sit and listen to the birds and enjoy the peace and tranquillity.
What the Owner says:
We fell in love with the house the minute we saw it but feel we now need to move to something smaller. We love the tranquil environment and the wonderful country walks across the adjacent fields and footpaths, perhaps ending up at the Plough at Ripple or the Hare and Hounds at Northbourne, for a well-earned drink. It is lovely to wander around the garden and children always enjoy the wilder orchard area although, as it is so secluded, this could be the place to build a swimming pool or tennis court. Our home is a great place for entertaining whether it is winter or summer; we can always offer something special to our visitors.
Sutton is a very friendly place and the nearby community centres and village halls offer a variety of activities including singing, gardening, craft opportunities and preschool facilities while horsey enthusiasts will be delighted there is a first-class riding centre in the village.
We are only about four-and-a-half miles from the charming coastal town of Deal, with its award-winning High Street. It has something for everyone with its sports clubs, golf courses, sailing, hotels, restaurants, pubs and individual shops leading down to the seafront. Martin Mill is our nearest station for the high-speed train to Stratford International and St. Pancras, where you have free parking and can be in London in an hour and 15 minutes.
