LINDEN COTTAGE, 12 MIDDLE STREET, ASHCOTT, TA7 9QD.

About the Area
Ashcott is a pleasant village to the west of the towns of Street and Glastonbury and is a popular residential area with a church, village hall, busy village shop and post office, farm shop and a couple of pubs. It has an active friendly community of just over a thousand people. The surrounding towns are all within easy reach providing a wide range of facilities and amenities and there is easy access to the A303 and also the M5. Castle Cary to the east has a fast direct line to Paddington. The village has a well-regarded primary school and there are excellent state and independent schools in the area including St. Crispins, Strode College, Millfield and Wells Cathedral School. The surrounding Somerset countryside is quite outstanding and very accessible with many footpaths and nature reserves close to hand.

*
Middle Street is in the heart of the village with just a short walk to the church and pubs. Linden Cottage dates from around the 1800\‘s with additions in the 1980\‘s and now has comfortable accommodation with good living areas.

Accommodation
The entrance doorway opens into the hallway that has slate flooring and an arched window looking into the kitchen that has been re-claimed from a former railway carriage. The striking and unusual hardwood stairway with solid steps and curved handrail, was carved from a tree from Cricket St. Thomas by the previous vendor who was a carpenter. A door leads into the kitchen/dining room that has a slate floor and has been fitted with floor and wall units, work surfaces, 1½ bowl ceramic sink with a boil tap. The Stoves gas range cooker with ovens and 7 ring hob has been inset with a beam over and there is space for a dishwasher and American style fridge/freezer. The good sized sitting room has oak flooring, stone fireplace with a wood burner and a built-in cupboard with the top finished with period hand made tiles. The garden room/conservatory is currently being used as a utility room and is fitted with cupboards and space for a washing machine and tumble dryer. A door leads to the rear garden and terrace.

First Floor
On the first floor the main bedroom has a hot and cold water feed giving the future owner of the house the option to extend over the top of the garden room/conservatory and create an en suite bathroom if required. The second bedroom has a feature window dating back to the original build in the 1800\‘s with exposed stone reveal. Bedroom three has room for a double bed but is currently being used as an office. The bathroom is fitted with a \‘p\‘ shaped bath with a mains shower over and glass screen, wash hand basin, wc, vanity light and shaver socket.

Second Floor
A turning staircase leads to the second floor. It has a large storage cupboard with plenty of storage space. The fourth bedroom was formerly the attic and is a good size. It has restricted head height with exposed beams and a window at one end.

Outside
The front driveway has a timber door to the rear garden. There is parking for several cars and gives access to the garage, which has an up and over door, power, light and a pedestrian door to the rear garden. The rear garden is south easterly facing with a terrace for seating, a wood store and outside tap. Stone steps lead to a lawned area with a mature Ash tree and good-sized storage/compost area to the side of the garage.

*
Low steps lead to the top terrace, which again is mainly laid to lawn. At the rear is a large summerhouse that has been constructed from timber, is insulated and has power and lighting, externally and internally. Named as \‘The Party Shed\‘, this fabulous outbuilding was featured on George Clarke\‘s Amazing Spaces with the current vendors using this space for al fresco entertaining, a cinema room and an \‘escape to\‘ place. It has been fitted with a sink and cupboard unit at one end with wood and slate flooring. There are two sets of glazed double doors, one of which bi-fold, sound insulation and plasterboard. There is decking to the side and another small shed for storage.
