LYMINGTON    The Shingle House is quietly situated approximately ½ mile south-west of
the extensive facilities afforded by the Georgian market town of Lymington which has a wide range of shops and boutiques, as well as having the benefit of excellent sailing facilities including two large marinas, a number of chandleries and moorings on the river and at the Town Quay for visiting Yachtsmen. Every Saturday there is a Charter Market which runs the entire length of the High Street. Lymington offers a branch line link to the Forest village of Brockenhurst (approximately 15 minutes), which is some 5 miles to the north by road, which in turn offers a mainline fast link to London (Waterloo 90 minutes approximately). Junction 1 of the M27 lies 12 miles to the north, and links with the M3 for access to London. Miles of open forest suitable for riding and walking can be accessed at Bull Hill, Pilley or the nearby hamlets of Norleywood and East End. Opposite the property, alongside Ridgeway Lane, is the open parkland comprising Woodside Gardens. Ridgeway Lane itself terminates ultimately with the coastal path that fronts Christchurch Bay, the coastal path linking the hamlet of Keyhaven in the west with Lymington, being a haven for much wildlife.

ACCOMMODATION    Following the demolition of an earlier dwelling, the property was constructed on behalf of a former client who had a passion for technology and design. The local specialist practice of GDdonvito were commissioned as architects to work alongside the client at every stage of construction, taking the entire programme of building and finish through to completion. The property was submitted to RIBA (Royal Institute of British Architects) on its merits as a contender in it's annual awards ceremony in 2010.

.    The traditional form of insulated construction, clad in mellow Canadian cedar shingles, incorporates German Schuco bronzed aluminium double glazed casements, the whole surmounted by a steep pitched mellow zinc roof with concealed rainwater goods. Whilst of striking appearance, internally the property, arranged over two floors, affords naturally well lit accommodation that benefits from a combination of natural exposed mellow oak flooring, natural colour cord carpeting and/or quality ceramic and Travertine floors with underfloor heating that can be remotely controlled/programmed. A particular feature of the property is the elegant spiral stairwell linking both floors. In keeping with the modernist trend, the kitchen and dining room are integrated, the Miele kitchen having been installed by the Winchester based bespoke company Rivendell. The quality of construction and finish with its associated fittings and attention to detail is testament to all those who had dealings with the property. Whilst being at the very cutting edge of high technical specification, the property non-the-less feels homely.

OUTSIDE    Externally, the gardens associated with The Shingle House have been beautifully landscaped making extensive use of large areas of natural stone terracing adjacent to the property that, with its natural raised Purbeck edged island bed and spectacular pergola, makes for a wonderful informal entertaining area linking the structure with its matured lightly wooded garden, the whole being underplanted with seasonal shrubs and spring bulbs. In all, a spectacular home, that forms the very benchmark of contemporary design that would lend itself to being a permanent home or low-maintenance weekend retreat.

SERVICES    All main services are connected. The services and equipment remaining with the property have not been tested by John D Wood & Co. and we are unable to verify that they are in working order.

FIXTURES & FITTINGS    All items usually denominated as tenants fixtures and fittings, apart from those mentioned specifically in these particulars, are excluded from the sale.

DIRECTIONS    From our office on the High Street, continue west along the High Street into St Thomas' Street. At the one-way system, stay in the left hand lane and continue down the hill along the Milford Road. On reaching the roundabout, take the first exit into Ridgeway Lane. After a short distance, on the bend, take the right hand turn which continues Ridgeway Lane. The approach serving the property will be seen on the right hand side overlooking Woodside Park.

VIEWING    Strictly by Appointment via John D Wood & Co.
