ELDERWELL HOUSE, LONG STREET, CROSCOMBE, Nr. WELLS, BA5 3QH

About the Area
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.

*
The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield. Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Bristol International Airport is 35 minutes drive away. Croscombe, just a few miles east of Wells, is known to date back to at least 706 and it developed in the 16th and 17th centuries with the boom in the wool trade. During this period many houses, cottages and inns were built and the church was reconstructed. Today Croscombe is a vibrant village with a primary school, village stores, a pub and a very active local community.

Accommodation
Elderwell House is approached over a wide paved driveway giving access to the double garage with electric up and over door and a good size parking area. A pedestrian gate gives access over a few steps to a pathway to an attractive entrance porch with an oak front door with leaded glazing. The property has been the subject of very considerable improvement by the current owners both internally and externally. Within the house works have included installing bespoke furniture in the study and a bedroom, new bathroom fittings, a new boiler, a UHV system for heat zoning fitted, replacing appliances and re-carpeting when needed together with general updating and improvement. The house is now very well appointed and extremely comfortable. A front door opens into the hall with a deep walk-in cloaks cupboard with hanging hooks and racking for shoes. Also there's a door to steps which lead down to the garage.

Across the landing is the study (possible 5th bedroom) with bespoke fitted office furniture. Also off the half landing is the 4th bedroom which has a very good range of fitted wardrobes and cupboards.A part glazed door leads from the hall into dining room with a balustrade to the kitchen at a slightly higher level and the main staircase. Double oak glazed doors open into the sitting room which is a triple aspect room with a stone fireplace with an inset wood burning stove and fitted bookshelves. (Worthy of special note is the beautiful stained glass window between these two rooms.)
