Property description
EPC - E. Yonder Thatch is a detached Wells cottage of immense character built back in 1929 and has remained in the same family since 1936. It comes with approximately 10 acres of fields and woodland and there is stabling for 5 horses and outdoor sand school. The cottage itself is approached via a long driveway providing ample parking and leading to an integral garage as well as an additional detached garage and workshop/storage area. The front door leads into a large reception room with sitting room at one end with an attractive open fireplace, drawing room in the middle and dining area being a later addition to the other end. The dining area has patio doors leading to a large paved patio area on the southern side of the house. There is a large kitchen/breakfast room to the rear which enjoys uninterrupted views over the surrounding fields and garden. This leads through to what was the original kitchen now used as a boot room/utility room, and there is also a downstairs w.c. On the first floor the master bedroom has a dual aspect, a beautiful brick fireplace and a door through to the en-suite bathroom. Bedrooms 2 and 3 are of a very good size, again enjoying various outlooks over fields and woodland, whilst the 4th bedroom is a reasonable sized single room. There is an additional shower room on this floor.
The cottage sits nicely in its surroundings which are well tended and established gardens and there is range style fencing separating the fields and sand school making it a secure and beautiful location for horses. The stabling also has a barn and tack room, so it's all set for equestrian use. The grounds are believed to extend to approximately 10 acres in total, predominantly open fields and a small area of woodland.
SITUATION Itchingfield is a small village and civil parish in the Horsham district of West Sussex. It lies on the Barns Green to Broadbridge Heath road 2.7 miles south/west of Horsham. This rural area offers delightful views over open fields and countryside. The larger expanding village of Billingshurst lies approximately 2 miles away with its range of shopping facilities such as butcher, baker and Post Office and there are also pubs, a leisure centre with swimming pool, schooling for all ages and a mainline station to London/Victoria. Horsham which lies in the other direction has an arts centre and pedestrianised shopping malls and Gatwick International Airport is approximately 16 miles away. Other sporting facilities such as golf can be found at the nearby Slinfold Park Golf Club.
