About the area
Hadspen is a delightful small Hamlet within the Parish of Pitcombe. The village is quiet & peaceful, yet only a few minutes drive from the bustling market towns of Castle Cary and Bruton. The nearby towns have an excellent range of shops and amenities catering for most daily needs. Castle Cary boasts a mainline station to London/ Paddington. Other main towns in the area include the historic abbey town of Sherborne, the Cathedral city of Wells, Glastonbury and the cultural centres of Bath & Bristol. There is National Hunt racing at nearby Wincanton and Taunton, also flat racing at Bath & Salisbury. Golf clubs at Sherborne, Wincanton & Yeovil. There are excellent schools in the area including Kings School Bruton, Bruton School for Girls, Sexey's School Bruton, Milllfield & Wells Cathedral.
Accommodation
Nettlecombe Cottage lies within the heart of this pretty hamlet, off a quiet lane with little or no passing traffic. It is a charming example of a 200 year old period cottage and internally the property offers stripped floorboards, ceiling timbers, wooden plank doors and deep window sills.
Ground Floor
On the GROUND FLOOR is a light and spacious dual aspect SITTING ROOM with a wood burning stove set within an attractive brick fireplace on a raised hearth, stripped floor and ceiling beams. A small flight of wooden stairs lead down to the generous KITCHEN/BREAKFAST ROOM. There are a good range of painted wooden wall and base units with a solid wood worktop over, and gamekeepers sink within. Within a brick alcove is space for a gas range cooker, also plenty of room for freestanding fridge/ freezer, dressers and family breakfast table. From the kitchen double doors lead out to the CONSERVATORY which has exposed stone walls, ceramic tiled floor and in turn has double doors leading out to the terraces and garden. Here there is ample space for a formal dining and sitting area, both enjoying views of the garden and surrounding countryside. Also within the ground floor is a spacious ENTRANCE HALL with CLOAKROOM and UTILITY ROOM off.
First Floor
The FIRST FLOOR offers FOUR BEDROOMS on various levels, all of which are able to accommodate a double or king size bed. The family BATHROOM has a panelled bath, WC & contemporary basin with cupboards below. Within the MASTER BEDROOM is a spacious walk in DRESSING ROOM which, in our opinion, could easily accommodate an en-suite shower room if required.
Gardens & Grounds
The GARDENS AND GROUNDS of Nettlecombe Cottage surround the property on all sides and are a delight. They have been carefully and thoughtfully planned to take full advantage of the surrounding countryside views and pretty pathways meander through the trees to seated vantage points around the garden.Within the garden is a painted and well insulated timber SUMMERHOUSE, currently used as a HOME OFFICE and which offers generous storage and desk space, power and light. In addition, at this level, there is ample parking, a large TANDEM GARAGE, and a GREENHOUSE (in need of some TLC).Further down the garden are lawns and a man-made pond with residents. To one area is a small sloping enclosure ideal for chickens or goats and various wooden log stores.
