Summary
Adaptable, four bedroom detached house with far-reaching views over the Nailsworth Valley
Formal and wild gardens with access to National Trust woods and commons
Less than half a mile walk to the bustling, Cotswold town of Nailsworth

Overview
An adaptable, four bedroomed, detached house overlooking the Nailsworth Valley, less than half a mile's walk along Watledge Road from the centre of this small, busy town. There is plenty of space for children to play, with a gate at the top of the garden into National Trust woods and footpath up the hill to Minchinhampton Common. It has off-road parking and a garage, flexible reception space and a large utility area that could be refurbished as an office, den or cinema room. A house with potential for adapting to your own needs in beautiful countryside with the convenience of shops, schools and transport links close by.

The Building
Watledge Bank House takes advantage of its views over the pretty Nailsworth valley and the large windows on the front bring light into the house. There were originally two houses set into the hillside, which have been joined by the area now used as a dining room, and this results in the unusual floor plan. The main house is Victorian, built of brick and stone with a tiled roof and a side extension over the garage. It has mainly traditional-style sliding sash windows and two attractive bay windows to the front of the main part of the house. Most of these are now double-glazed, retaining the sliding sash.
On the ground floor, there are three flexible reception rooms, as well as a kitchen/breakfast room and cloakroom. On the lower ground floor is a room with potential as an office or den, with its own entrance.
Upstairs the front bedrooms are well-proportioned and look out over the valley and there is scope for some redesign to change the layout of bedrooms to create a larger family bathroom.

The Site
A fantastic garden with the best of terraced, formal gardens with views beyond Nailsworth in the front, and a wilder, woodland garden for exploring at the back. Possibilities are numerous in this private area - summer house, hot tub or even a writer's studio at the top of the garden. There are double wooden gates into the enclosed front garden, which is terraced with steps between each level. The views are beautiful and you can see over the town and to the hills and valleys beyond. There is parking when required on the paved and gravel area, as well as in the garage and parking outside the gates. The lower levels have a fish pond, lots of seating areas and the entrance to the lower ground floor utility area.
You go out through the dining room to the back garden, up the steps through the rock garden to the wilder, grassed and wooded area above, where there are fruit and other trees. There is a winding path up to the gate at the top of the garden where you can go into the National Trust woods and up Shears Pitch to Minchinhampton Common (where you can often find a Winstones ice cream van).
Steps round the side of the garage mean you can reach the back garden to bring in garden supplies and remove rubbish without going through the house.

The Location
The house is in the Dunkirk and Watledge Conservation Area of Nailsworth. Less than half a mile walk is the Clock Tower in the centre of Nailsworth, a busy, Cotswold town with many independent shops, cafes and restaurants.

There are many good primary and secondary schools (both independent and state/grammar) in Stroud District.
Nailsworth Primary School \"is a school where every pupil matters. As a result they are happy, feel safe and enjoy school.\" (Ofsted February 2013)
Amberley Parochial School Ofsted inspection reported, \"The leadership and governance of the school have high expectations and are continually seeking ways to improve pupils' achievements. Their determination has resulted in good improvement since the previous inspection in both the quality of teaching and in pupils' achievement.\" (Ofsted February 2013)

There is a cycle track and regular bus service to Stroud, where there is a mainline station with approximately hourly weekday trains to Paddington (normally a 90 minute journey). Many local people work in Bristol commuting via the A46 or M5.

\"Just south of Stroud, and west of the more fashionable addresses, Nailsworth is a lovely Cotswold market town. Over the past five years, it has been noticeably going up in the world, with ever-fancier restaurants and shops attracting more of the same. William's Fish Market and Foodhall started the ball rolling, and the upward trend is self-perpetuating.\"
The Sunday Times 'Best 101 places to live in Britain' March 2014
