Property description

*** VIRTUAL VIEWING TOUR *** Your very own slice of “The Good Life!” A period & south facing link-detached house with four bedrooms, set in 1.72 acres and found within a hamlet on the edge of a very pretty village with scope to build/extend/convert (STP) and enjoy the INCOME from Solar PV & wood pellet central heating, plus replaced double glazed windows.

DESCRIPTION Lydcott House is a period link-detached south facing house found in a hamlet on the edge of the very popular and pretty village of Morchard Bishop, just 6 miles from Crediton via Newbuildings.

The accommodation has been improved greatly by the current owners and now includes a lovely Country Kitchens cottage style kitchen with granite worktops and twin Belfast sink, plus a walk-in pantry, an open plan dining and family area complete with Aga, plus a dedicated living room with wood-burning stove. There is also a ground floor bedroom. Upstairs there are a further three double bedrooms (one with an en-suite WC) and a white suite family bathroom.

The house has massive ‘green’ credentials with the current owners investing in replacement double glazed windows, Solar PV Panels which average £1600 per annum income (20 years left to run) and fitting a wood pellet central heating and hot water boiler which brings in £760 per quarter (over 5 years still to run).

GARDENS AND GROUNDS

The property is set in 1.72 acres in total which includes a wonderful arboretum created by the current owner, thoughtfully spaced out with a selection of over 150 trees according to the amount of space they will need to grow in to – a particular highlight of the Morchard Bishop open garden weekend. To the top there is a summer house taking in the wonderful outlook, plus a further summer house which makes a great hobbies room. There are lovely areas specified for chickens, ducks and bees (being taken with the owners I’m afraid!) as well as vegetable plots, polytunnels and traditional gardens with a wide array of plants and flowers growing around sweeping lawns and seating areas. There is also ample parking and a double carport, with the added benefit of two driveways serving the house and upper gardens/stables.

Amongst others: A magnificent walnut tree, peach tree, several apple trees, a mulberry tree, medlar tree, greengage plum, Japanese quince, Victoria plum, pear trees, hazelnuts, fig trees, crab apples, blackberries, pheasant berry bush etc! A wildlife and bee haven.

OUTBUILDINGS

Attached and accessible to the main house is a workshop and storage barn which houses the wood pellet boiler system proving hot water and central heating to the property.  There is a great sized first floor area which could be incorporated into the living accommodation* if desired. As well as the double carport there is also a substantial former stable block of 14.5m x 4.37m (served by the 2nd driveway) which could offer scope to develop* too. (*Subject to necessary permissions)

MORCHARD BISHOP
is a village and civil parish set in the sumptuous hills and valleys of Mid-Devon, halfway between the North and South of the County, 7 miles west of Crediton and 14 miles from the regional capital, Exeter. The showpiece is the spectacular 16th Century Church of St Mary\‘s, one of two churches in the village. This small but thriving community, with a population of just under 1000 has a primary school, doctor\‘s surgery and local shops.  Those who lead an active lifestyle can take advantage of the football, netball and outdoor tennis clubs as well as enjoying a game of bowls on the Green.

At the centre is the friendly London Inn, loved for its generous servings of delicious, locally sourced food. Dating back 400 years, this traditional pub was once a stop for passing coaches when the main road from Exeter ran through the village. Today, the nearby railway station at Morchard Road carries passengers from Exeter to Barnstaple along the scenic Tarka Line. Dartmoor and Exmoor, areas of outstanding natural beauty are within 30 minutes\‘ drive.
