Property description
An elegant grade II listed former working farmhouse with the original part of the home believed to be dating back to 1490, providing a wealth of character and charm, whilst occupying a plot of 8.470 acres.
We foresee busy family life revolving around the kitchen and breakfast area, where the family can come together to cook, eat and chat around the granite topped island unit about the days’ events and is ideal for informal day to day dining.
As mentioned by the owner both the sitting room and dining room are ideal for entertaining, which is primarily due to both being well proportioned rooms with immense character and welcoming atmospheres. Then there’s the family room/snug to escape to for relaxing in front of the open fire, watching that favourite television programme or reading a good book.
The study provides the ideal spot for those times when working from home is required, alternatively it’s a space for the children to do their homework away from the distractions within the home.
The main bedroom is a wonderful size room with views over the grounds behind and a period fireplace provides a great focal point. Stairs from this room lead up into a large en-suite dressing room/shower room, again full of character and with a walk in wardrobe.
The owners tells us, "Our home comes into its own at Christmas, when it looks marvellous, so not surprisingly that’s our favourite time of the year. It can take us two hours just to bring the decorations down from the loft – but we just love dressing the home at Christmas."
The location where you will find this property provides the sense of living in a semi-rural area, yet you are only 0.6 miles from Epping tube station. The High Road is only 0.9 miles away, with its bustling atmosphere, selection of shops, restaurants, pubs, a weekly market, a Tesco and Marks and Spencers Foodhall and a leisure centre.

We have lived here since 1986, we recall well the day we first saw the property, it was a grey dreary day, and even then it looked quite special. Inside it was just as bleak as the weather outside and we could see that we would be letting ourselves in for a renovation programme, however this did not put us off buying the property as we just fell in love with what was to be our home.
When entertaining family and friends our favourite space is the dining room, with its impressive Inglenook fireplace, timber flooring and beamed ceiling, it has a lovely atmosphere. We have spent many hours around the table wining, dining and socialising, we have had as many as 20 people sitting down to dinner. For after dinner drinks we adjourn to the sitting room with its 300 year old wall panelling and original 'garderobe' (historical store room or wardrobe).
For us the outside is as pleasing as the inside, we occupy several acres, incorporating fields and garden areas, our grandchildren have spent many summers in the grounds, enjoying family barbecues. We have also held two weddings here, a summer one and a winter one with snow.
We will always love this home and take with us many happy memories of our summer barbecues, Christmas gatherings, dinner parties and bonfire parties – but after 31 years it’s all a bit big for us.
