Property description
This attractive and deceptive cottage is found in a beautiful semi-rural setting with south facing gardens, ¾ of an acre paddock and stunning far reaching views over the rolling countryside.
This well-appointed and much-loved 4 bedroom detached home offers flexible family-friendly accommodation with 3 reception rooms, a variety of external rooms and great outside space for gardeners or children to play.
As you enter this well presented property you will be pleasantly surprised by the easy free flowing, spacious and versatile layout this cottage has to offer.
The entrance hallway gives access to the study, a large sunroom, cloakroom and the dining hall. The two front reception rooms are both flooded with natural light and have a lovely view of the front garden. The semi-open plan dining hall is centrally situated and smoothly extends into the "cosy" sitting room which features a large ingle nook fireplace housing a log burner. The dining room also flows into a spacious kitchen/breakfast room with space to accommodate a large dining table and has a separate utility room, making this an excellent family/entertaining space.
The first floor boasts 4 bedrooms and the family bathroom. The main bedroom has exposed trusses and Velux windows, whilst the other 3 bedrooms are at the front of the property with views out over the vast country landscape.
The property is approached via an access lane which leads to Halgabron and several other properties. The parking area will comfortably accommodate 3 or 4 vehicles and has a large detached double garage with 2 additional rooms. From here gated access leads into the south facing front garden which has many mature shrubs, trees and a useful garden room.
Adjacent to the garden and with its own gated access behind the property is an absolutely delightful ¾ acre paddock which gently slopes away from the property in a southerly direction. The land has well defined boundaries, mostly in the form of post and rail fencing and some Cornish stone hedging.
The views from the first floor of the cottage and the paddock are simply stunning, the elevated position provides panoramic views out over the countryside and Carn Brea in the distance.
The property has been extremely well cared for, however a small degree of general updating/modernising maybe considered appropriate.
