Property description

Located in a fantastic rural position, this large detached bungalow offers superb 4 double bedroom accommodation, gardens extending to over ¾ acre, double garage and ample parking.

Tremollberry offers a superb opportunity for rural living in a beautiful part of Devon, surrounded by rolling countryside with views toward Dartmoor. The property is well positioned in a secluded plot surrounded by hedging and mature trees and nicely set back from the lane with fabulous rural walks nearby.

Beautifully extended by the current owners the accommodation now comprises four generous double bedrooms with a modern newly installed shower room and spacious family bathroom. There is a wonderful farmhouse style kitchen/breakfast and dining room with Welsh slate flooring. In addition there is a large utility room. The living room is hugely spacious and finished with rustic solid oak flooring. French doors from both rooms lead out onto a wonderful limestone paved patio positioned to fully enjoy the garden and views. It is worth noting that the layout may lend itself to a self-contained annexe or similar.

The grounds extend to approximately three quarters of an acre of lawned garden with a chicken coop enclosure and plenty of space for those keen on growing vegetables. The driveway provides parking for numerous vehicles with a timber built double garage for storage.

NOTE:
We are informed that there is an agricultural restriction on this property however, the owner is in receipt of a certificate of lawfulness (Mid Devon planning ref 12/01485/CLU).

The certificate of lawfulness is attached to the property and as such allows anyone 'NOT\" in agriculture to live here.  A buyer or prospective buyer should seek legal advice for clarity.

COLEFORD is a conservation area with many picturesque thatched cottages. The hamlet is nestled in a peaceful valley approximately 3 miles west of Crediton. There is a particularly well-restored ancient thatched inn (The New Inn), which together with the carefully preserved adjoining properties provides an unspoilt example of a traditional small Devon community. King Charles 1 is reputed to have visited the hamlet during the Civil War and he stabled his horses there on 27th July 1644 and also inspected his troops from the porch of Spencer Cottage.

DIRECTIONS Leaving Crediton, proceed on the A377 towards Copplestone. At Barnstaple cross, turn left as signed to Coleford. Continue to Coleford, passing The New Inn on your right and go straight across at the cross roads. After approx. 1 mile, take a left at the top of the hill at Broomhill Cross and then first right. Pass Ford Farm and the entrance to Tremollberry will be found on the right.
