Property description
Nestling in the heart of the Kent countryside, this property offers everything you want for tranquil country living. At the same time, it is less than four miles and ten minutes drive from the historic city of Canterbury with all its shops, restaurants, theatres and ancient buildings. The first thing you notice as your drive through the entrance is the magnificent vista spread out before you of rolling fields as far as the eye can see. However, once you turn around you are immediately drawn to the charming cream coloured cottage with its old world front door and multi pane windows. Originally built around the 1670s it offers everything you imagine from an historic Kentish cottage but with more space and 21st century mod cons. As you cross the threshold into the warm and welcoming sitting room with its oak beams and large inglenook fireplace, you immediately feel at home. From here you can go into the delightful study that is just the place for anyone who wants to work from home while enjoying peace and quiet and the restful views through the bay window. There is a rustic country style kitchen/breakfast room where people can happily congregate and a sensitively built extension that incorporates a lovely dining room with an impressive beamed and vaulted ceiling. This has doors out to the patio and barbecue area so is ideal for both formal and informal entertaining. Upstairs on the first floor there are three good sized bedrooms and a very modern bathroom and all the rooms look out over farmland and the nearby woods. An additional surprise is the delightful master bedroom on the second floor with its en suite shower room and vaulted ceiling and even more spectacular scenery. Outside, the property is equally delightful with its circular stone patio and a number of small terraced lawns leading down to a small stream. There is also a greenhouse and vegetable patch as well as mature shrubs and trees, a garden shed, a garage and driveway where you can park up to six cars. There are a number of excellent walks and a selection of country pubs close by as well Howletts animal park and Littlebourne village, which is just over a mile away with its local shop, pubs, primary school and friendly community.
What the Owner says:
“ We have lived here for about 14 years and have loved every minute of it. However, we feel we are now at an age when we need to look at a new challenge. During the time we have been here we have refurbished the property from top to bottom so that it is suitable for today’s living. At the same time, we have tried to ensure that everything we have done is in keeping with the historic atmosphere of our lovely home. This has included putting in oak doors throughout the house, stripping back the beams and scouring places for reclaimed items. One of the most exciting projects was building the extension. We love having friends and family to visit and felt that creating a dining room with doors out to our patio and barbecue area would provide just the right environment where we could enjoy both formal and informal entertaining. It looks really fabulous when it is dressed overall for Christmas while the garden and countryside in the summertime is absolutely beautiful. We also thoroughly enjoyed making use of the roof space by designing the master suite on the second floor. Although we enjoy sleeping there many of our friends who live in Town, always like using that room as they say that the view when they wake up in the morning is guaranteed to de-stress them. When we moved in the garden just sloped down to the stream so we have spent many hours creating flat terraced areas so there are plenty of nooks and crannies where you can sit and relax.
