Property description
Formerly a Blacksmiths cottage, The Old Forge is a charming four bedroom cottage dating to the early 1700s located within the Ludgershall conservation area, a short walk from the English Heritage site of Ludgershall Castle.
The property offers two extremely generous reception rooms, the living room with a fine inglenook fireplace and working log burner, the dining room with a fireplace (presently boarded) and a lovely parquet floor. Both rooms have original, heavily beamed and timbered ceilings and original windows.
There is a recently extended kitchen at the rear which is approximately 18ft x 13ft with a vaulted, beamed ceiling and, in addition to the large picture window overlooking the garden, extra ceiling Velux windows have been installed giving increased natural light. It has been fitted with a farmhouse style Shaker kitchen with solid wood worktops, a deep ceramic Butlers sink and a stylish ceramic tiled floor. From the kitchen access is gained to a large utility room/boot room with stable door access to the garden. Off the utility room is a ground floor shower room/cloakroom. The first floor benefits from three good double bedrooms and a large single bedroom together with a family bathroom all of which are accessed from a generous landing area.
The Old Forge is offered for sale in excellent condition and is centrally heated via LPG gas. A new boiler was installed in 2014 supplying a water-filled radiator system. Although not listed the cottage is within the village conservation area therefore the front elevation windows and main door are in the original style whereas the elevation windows and doors are Upvc double glazed.
The property is well placed to access local amenities and is set back from the village road. There is a lovely, fully enclosed, private cottage garden to the rear which is predominantly lawned with a variety of mature shrubs and flower beds. To the right hand side of The Old Forge is sufficient space to create additional off road/on site parking or possibly extend-subject to the usual consents being obtained from the local authority. There is a single garage located to the rear and parking for residents and visitors available nearby.
