Enter the property into the airy hall and immediately on the right is a bedroom we have turned into a “snug.” There is a toilet and large shower off this room.
Back into the hall and on your left is the sitting room, which gets all the morning sun. In addition to the radiators, there is a coal effect gas fire.
You then walk into the dining room, which has a really intimate feel to it, particularly in the Winter.
From there, go through the doors into the Amdega conservatory, with its tiled floor, underfloor heating and glass walls and ceiling, looking South and West.
Next, through the tri-fold doors into the kitchen with tiled floor, black granite worktops, gas hob and double electric ovens.
Then to the laundry room with its sink, gas boiler, washing machine and tumble dryer. Both of these have superior fitted units and cupboards.
The back door opens onto the alleyway to the side of the double garage and access to the back garden.
Back into the house to the front door and then up the stairs to the upper floor. Turn left on the spacious landing and there is the master bedroom. This benefits from the morning light and it has large fitted wardrobes. There is also an en suite shower and toilet of nicely sized proportions.
Next is a bedroom which is currently used as a twin bedded guest room, also with spacious fitted wardrobes.
Turn left out of there and you find a light, airy bathroom with electric shower and toilet.
Next left again and you find a bedroom being used as a study. This also has fitted wardrobes.
Across from here is a double bedroom with fitted wardrobes and this, too, benefits from the morning light.
There is also a trapdoor above the landing and the extending access ladder leads to a partially floored, very well insulated, loft.
Downstairs and outside, you will find grass to the rear with a patio, greenhouse, beach garden, double garage with power and light, barbeque area and a garden shed. In the front of the house are two flowering cherry trees and off road parking for two cars in front of the double garage. There is parking for more cars round the corner in the hammerhead.
The ancient town of St Andrews is many things to many people, but is widely acknowledged as a magical place! Globally recognised as The Home of Golf, home to Britain’s third oldest University and award winning State and Private High Schools and with a very cosmopolitan mix of people and facilities, it is one of the most desirable locations in the U.K. Located on Scotland’s sunny and dry East coast, this Royal Burgh is just over an hour’s commute to Edinburgh and Dunfermline, half an hour to Dundee and close to airport, motorway and rail links throughout the U.K. And beyond.
This property was built in 1998 and has been occupied by the vendors since then. Comprising four double bedrooms, three reception rooms and three bathrooms, together with a large Amdega conservatory, it is located on the Western periphery of St Andrews where the loudest noise is birdsong! Despite this, it is only four minutes from the centre of town and five minutes from the first tee of the Old Course. Everywhere in St Andrews is five minutes drive or less, be it the 11th century cathedral ruins, the picturesque harbour or the modern Community Hospital. The fact that the vast majority of St Andrews is built on the flat, walking is a wonderful mode of transport!
For a golfer, purchase of this property entitles you automatically to a Links Ticket, which for 2015 is £190, allowing you to play on the seven golf courses administered by St Andrews Links Trust. There are a large number of sporting clubs and organisations in St Andrews and all new residents are always afforded a very warm welcome!
