About the Area
West Charlton is one of the sought after villages in the area known as 'The Charltons\" and lies within the heart of Somerset, yet is with easy reach of the A303 road a few miles south and the main line rail station at Castle Cary. Nearby Somerton provides a wide range of services and amenities and close by are other small towns including Street, Glastonbury, Wells, Castle Cary, Yeovil and Sherborne. Bristol, Bath and Taunton are also within easy reach.

Schools
There are excellent state and independent schools which include a well regarded Primary school about half a mile away in Charlton Mackrel and another in Somerton (just under 2 miles), secondary schools in Street and Huish Episcopi and an excellent 6th form college - Strode College again in Street. Independent schools include, Millfield (at Street & Glastonbury), Wells Cathedral, Downside, All Hallows and the schools at Bruton and Sherborne. There are lots of good restaurants and pubs in the area and most sporting, cultural and social requirements can be met.

A woodburner stove sits on a flagstone hearth within a large stone inglenook fireplace with bread oven and old bressumer beam over. Deep silled window to the front elevation and an internal window and door to the KITCHEN/DINING ROOM. This is a very pleasant 'L' shaped room with triple aspect windows and double french doors leading out to the garden and patio. Good range of cream wall and base units, and within is an integral double oven, electric hob, dishwasher, sink unit, washing machine & tumble dryer. The DINING AREA, like the kitchen has Oak flooring and a door to the garden. Between the kitchen and sitting room is a cupboard housing the boiler and also a LOBBY with hanging space and door to the outside. Further door to CLOAKROOM with WC and basin.

First Floor
Stone spiral stairs with window lead up to the first floor LANDING with storage cupboard and THREE BEDROOMS, all able to accommodate a double bed. The rear facing bedroom, which is part of the new extension, has a generous built-in wardrobe cupboard, ceiling timbers and an Oak floor. The front facing bedrooms both have exposed pine floorboards. The SHOWER ROOM has been recently refurbished with a corner shower WC & basin with a window to rear. Tiling to all splash prone areas. Exposed floorboards.

Annexe
To the side is a charming stone ANNEX, recently converted by the current owners, which provides a superb versatile space ideally suited for use as a home office, studio, living area or guest suite. The oak front door opens into a LIVING/WORKING AREA with a window to the garden, a KITCHEN AREA and a door to the SHOWER ROOM and WC. A spiral staircase leads to the first floor which provides a bright SITTING/SLEEPING area with restricted headroom. The annex benefits from double glazing and oil-fired central heating.

Outside
The cottage is approached from the village lane to a gravelled parking area for two cars. A gravelled pathway with stone edging to the lawn leads to the front porch and continues around the side of the cottage, through a wooden five bar pedestrian gate to the rear garden, which is charming. An 'L' shaped flagstone terrace with stone edged beds and borders offers excellent privacy and is ideal for al-fresco dining. To the bottom of the garden is a recently constructed raised wooden deck area, sheltered by attractive trellis fencing and again ideal for dining or just enjoying the garden and rural outlook.
