Property description

A delightful thatched cottage near Newton St Cyres with approx. 1 acre of level gardens, ample off-road parking and outbuildings.

This most attractive Grade II listed semi-detached thatched cottage is full of charm and character with a wealth of old world features and offers spacious 3-bedroomed accommodation with main gas central heating. The property has recently undergone some refurbishment work including new plaster to many of the internal walls, new flooring, a new kitchen plus a great deal of work to the gardens. There is a driveway to the side, providing an ample gravelled parking area. The gardens are a real feature and are level, well established and stock proof. The garden has various areas including paved seating and ornamental pond, raised beds, lawns, swimming pool area with pool and decked seating, orchard, vegetable plots and a paddock! It has previously been registered as a smallholding and still carries the holders number should someone require it.The property occupies a rural location with pleasant views across adjoining open farmland but it does adjoin the main A377 Crediton to Exeter road. The picturesque village of Newton St Cyres lies just over a mile away whilst the busy town of Crediton is about 2 miles away.

CREDITON is an old Mid Devon market town with a wealth of history, being situated just 7.5 miles north-west of the Cathedral City of Exeter with the M5 motorway some 3 miles further on. The town is surrounded by unspoilt farmland in an area of great natural beauty. There is a regular daily bus service to Exeter plus trains every hour to Exeter and Barnstaple and a local town bus which covers most urban areas. The town is most famous for its ancient parish church and for being the birthplace of St Boniface in 680 AD. It has excellent schooling facilities at both senior and junior levels and a sports and leisure centre incorporating a superb swimming pool.  The town has an excellent selection of shops with a Morrisons and a large Tesco superstore/petrol filling station.

NEWTON ST CYRES is recognised as being one of the area's most picturesque villages with its ancient stone bridge and stream winding its way through the centre of the village.  It has an historic parish church, primary school, post office / stores, pub and regular bus and trains every hour to Exeter (3 miles) and Crediton (4 miles).

DIRECTIONS FROM CREDITON Take the main A377 road towards Exeter for 2.5 miles and No 1 Silks Cottage will be found on the left hand side of the road clearly marked with a Helmores For Sale sign. The property does have its own large parking area, but for viewing purposes it may be advisable to park on the opposite side of the main road.

DIRECTIONS FROM EXETER Take the main A377 road out of the city in a northerly direction towards Crediton. Pass through the villages of Half Moon and Newton St Cyres, and the cottage will be found on the right hand side of the main road about a mile past Newton St Cyres. The property does have its own large parking area.
