Property description

Tucked away in the environs of the delightful Sarre Court in the village of Sarre, you will find This property, The Old Coach House. This gem of a property with its leaded light windows and character entrance door fashion within coach doors, is approached through large wooden gates and has plenty of hard standing for off road parking. Believed to date from the mid to late 18th Century as part of the original Sarre Court estate, the building is not listed but it is in a Conservation Area and has been carefully maintained by the owners, in keeping with the period. There is a cosy modern country kitchen with a range cooker and a selection of attractive units as well as access to the garden and leaded light glazed doors to the sitting room. The good sized sitting room includes an impressive carved wood fire surround and a brick fireplace and an intriguing and very useful study annexed to one side. This impressive reception room leads to a lovely conservatory that is large enough to include a table and chairs as well as a lounge suite.

Sitting in the conservatory you are able to view the truly stunning garden that is surrounded by an historic wall. The secluded grounds cover 0.40 of an acre and include some beautiful listed trees and bushes, a plethora of shrubs and flower beds as well as two greenhouses and a large summer house – all with electricity. There is a charming patio with an outdoor fireplace so you are able extend the time sitting outside in comfort and watch the wide variety of wildlife that visits this special garden.

Upstairs, there is a family bathroom and three bedrooms each enjoying spectacular views across the enclosed garden. The master bedroom features some exposed beams and includes an en suite bathroom beyond a walk in wardrobe and dressing area.

Sarre is a very historic village. It includes an ancient mill and was appointed a ‘limb’ of the Cinque Port of Sandwich in the 14th century and is located at the point where the old ‘Island Road’ from Margate to Canterbury crossed the Wansum Channel.

What the Owner says:

“We bought this house about 22 years ago and have always enjoyed the peace and quiet that the environment provides. We are always amazed that we are so hidden away that people do not realise the house even exists until they actually drive up to the front door. Although we have many happy memories of our time here, we feel that we need to downsize although we shall be very sad to leave our lovely house and beautiful garden. Over the years we have sympathetically updated the property but have always endeavoured to retain the essence of its historic character. We built the conservatory and the summer house and find these areas provide wonderful additions to the property. However if anyone wanted to extend the house further the side garden is large enough to build a sizeable extension or even erect a separate property, given the right planning permissions. We did indeed have planning permission for a one and a half size garage to be erected in the front driveway. The planning permission lapsed approximately twelve years ago.
The house is a wonderful place for relaxing and for entertaining – both indoors and out. With the sitting room flowing through to the large conservatory and in turn out onto the patio and the garden we have been able to enjoy a wide variety of parties for friends and family over the years. It is also great for those who want to work from home.
