Property description

Located on the popular Kempshott Road is this three bedroom period family home and has Horsham park, the town centre and the mainline station all within easy walking distance. Mums and Dads will also be pleased to hear that the property falls in the catchment areas of Trafalgar Road Infant and Greenway Junior Schools which both have very good reputations. Older children can attend Tanbridge House school which has had some exceptional exam results in recent years at GCSE level and is one of the most highly regarded schools in the county.

General accommodation includes the lounge area is open plan to the dining area, this in-turn leads through to the kitchen area and the family bathroom at the rear, whilst on the first floor there are three good size bedrooms.

As with many period homes parking is on the road at present, but the garden to the front does also have potential to become a parking space like some of the other neighbouring properties in the road, subject of course to normal legal requirements.

The property also has plenty of potential, not only to re instate it’s period charm and character but to also take advantage of its current valid planning permission to extend to the rear and convert the loft space. So buyers with a keen eye to add value and to personalise their new home are well advised to come and take a closer look.

What the Owner says:

A couple of years ago, rather than moving to a new house we decided to look into the possibility of extending our home. We instructed an architect to draw up plans to extend the ground floor, making the kitchen larger and creating a family room behind that would overlook the rear garden. The bathroom would then be moved upstairs into bedroom 3, and the loft space converted into another bedroom. A planning application was submitted and passed by Horsham District Council (DC/14/0922) and we believe that this permission is still valid for about another 2 years, so potential buyers could carry out the work in the near future if they wanted too.
