About the Area
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.

*
The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, All Hallows, Wells Blue School, Strode College, Wells Cathedral School, Downside and Millfield School.?Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary - a 25 minutes drive. Bristol International Airport is 35 minutes drive away. Union Street is probably one of the oldest streets in Wells and is now mainly pedestrianised running from the High Street to Chamberlain Street and accessing one of the City\‘s car parks. Most of the properties are period buildings and Burwood House dates from the 16th century with later additions.

THE DEVELOPMENT OF BURWOOD HOUSE.
Until recently occupied as an Architects offices it has undergone total redevelopment. Four individual properties have been created which all retain interesting period details including oak, elm and pine timberwork, various alcoves and original stone and brickwork. These are complemented by modern benefits including gas central heating with a Ness system, which will programme heating to an owner\‘s usual living pattern with the added facility that individual radiators can be separately controlled. Antique style radiators are fitted with radiator/towel rails in the bathrooms. The bathrooms and kitchens have underfloor heating and the bathrooms have travertine floor and wall tiling. Generally floors are tiled, fitted with engineered oak or fitted with good quality carpets.

Accommodation
This is a three storey well appointed house of great style with accommodation finished and appointed to very high standards.Walking into this house is an absolute delight. The front door opens into a hall which has a cloaks cupboard, the staircase and a door into a combined cloakroom and utility with a basin, wc and a work top with space and plumbing below for a washing machine and dryer. To the right of the hall a door leads into the good sized kitchen which also has space for a small table and chairs. The room has an extensive range of units with granite worktops and up-stands which run the length of two walls. These include floor and wall units with concealed lighting and a 2 bowl sink unit.
