The Property

The 1950's detached house faces north west with the front door entering into a porch area then leads into the main hall. The hall accesses the sitting room, dining room, kitchen and stairs to the first floor. All rooms have original wood floors which are in good condition. The sitting room is spacious with a bay window and a working open fireplace, the dining room is dual aspect and although the fireplace has been removed the chimney is still intact if someone would like to reinstall it. The kitchen is in working order but is in need of updating, there is a large understairs pantry cupboard with a window in it, and the kitchen leads through to the uPVC conservatory. The conservatory has lovely views over the property's land and marshes out to the river and accesses the cloakroom which comprises of a WC and backs onto a coal store that is accessed from outside the property. To the first floor are three double bedrooms, two large doubles and one smaller double, a family bathroom with is spacious and houses the airing cupboard and hot water emersion tank. The rear double bedroom has uninterrupted country views. Subject to planning the potential value of the house after extending would be approximately £400,000 (in excess of this if equestrian facilities are set up and/or garages).

The detached brick cottage looks to date back further than the house and has been used as a garage/barn. Other than the floor for the first floor accommodation this building is empty. There is a bricked up front door with two windows at the front of the building, a rear door and two windows to the rear of the building and a sliding garage door at the side of the building. On the first floor is a window to one side of the gable end. The roof is currently tin and would need to be replaced with something more substantial and veluxes/dormers installed. The space available should allow for possibly three double bedrooms and family bathroom. Potential for resale of £200,000 to £250,000 depending on finishes and layout chosen (two or three bedroom, etc).

Outside

The plot benefits from two drives, one accessing the plot from Kings Dam and one from The Street. Off-road parking with large garage/workshop and 1.6acres of land. PLEASE NOTE THE LAND IS IN A FLOOD ZONE SO NOT SUITABLE FOR RESIDENTIAL DEVELOPMENT
