3 PREYBROOK COURT, WOOKEY, Nr. WELLS, BA5 1JZ
An absolutely delightful bungalow enjoying a superb, tucked away location in this popular village just a mile or so from Wells. The bungalow is beautifully located in a mature, south facing garden, and enjoys total privacy being bounded by trees and shrubs. Very comfortable and easily managed accommodation with well proportioned rooms, central heating and double glazing. It includes a reception hall, a double aspect sitting room, dining room (both rooms with south facing french doors to the gardens), well fitted and appointed kitchen, 3 double bedrooms, a bathroom and an en suite shower room. Double garage, lots of parking and a really attractive landscaped and very well arranged garden. This has a patio, lawns and flowerbeds plus a kitchen garden area, a small fruit cage, greenhouse, potting area and storage areas. In short a quite exceptional property which must be seen to be appreciated.

About The Area
Wookey is a pleasant village lying just west of Wells. It was probably a Saxon settlement and in the 13th century was the site for the palace of the Bishop of Wells. The village has a church, primary school, a couple of pubs and various village societies. Wells is the smallest city in England (population about 11,000), lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course.

*
Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are also a wide variety of societies and clubs. The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside and Millfield School. Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Highbridge, both 25 minutes drive. Bristol International Airport is 35 minutes drive away.

Accommodation
One of the main attractions of this property is its exceptional position which is in the heart of the village and yet has a quiet, very private setting well away from the small byroad which leads through Wookey. A noteable advantage is the bus service to Wells passes just outside Preybrook Court. Preybrook Court is a cul de sac serving just 4 properties which are approached from a tarmac drive which leads under an archway from the road. This drive, flanked by shrubs and laurel hedges continues to No.3 which is at the end of the cul de sac. The position of the property is shown on the plan with the boundaries edged in red and there is a right of way over the driveway coloured yellow. The drive leads to a large parking area and a double garage.

**
The bungalow has excellent accommodation with oil fired central heating. It has been improved in recent years with works including the replacement of the fascias and gutters, the installation of double glazed doors and windows and also the installation a new fitted kitchen (John Franklyn - a well known and well regarded maker) and a new en suite shower room. It includes a wide reception hall which continues to an inner hall which has a large airing cupboard. There is access from the hall to the loft which is boarded and has power and light. The sitting room is light and airy being a dual aspect room with wall lights, a focal open fireplace and french doors to the garden. The separate dining room is again a good size with wall lights and again has french doors to the garden.

***
The doors from both the sitting and dining rooms open onto a paved terrace bordered by an ornamental pond and shrubs. The kitchen has been totally refurbished and appointed to a high standard. The extensive range of fitted units has concealed lighting, a 2 bowl sink unit and integral appliances including \"Neff\" hob, oven, microwave oven, dishwasher, fridge, freezer, a \"Bosch washing machine and also a CD player and a small retractable TV.The master bedroom has a double built in wardrobe and a range of fitted bedroom furniture. This includes cabinets, cupboards and wardrobes with a space for the headboard plus further cupboards and dressing table. There is an en suite shower room a large walk in shower area, hand basin and wc.

****
There are 2 other double bedrooms and a tiled bathroom with a hand basin, wc, shower cubicle and bath. The double garage is also very spacious and has light and power together with storage space. The shared drive into Preybrook Court leads to a large tarmac parking area with parking space for a good number of cars. Fronting onto this area is the double garage. The main rooms of the bungalow face south and the garden has sunshine throughout the day. The garden is very well tended and has a paved terrace, lawn and well stocked flowerbeds. To the side are a well arranged and productive kitchen garden and also a small soft fruit cage. On the east side of the house is a \"potting\" area, a greenhouse, compost tubs and water collecting barrels. Behind the garage is a further storage area. There are also a shed and 2 storage containers.

*****
The property is sheltered and screened by mature trees and shrubs which give it great privacy and on the southern boundary is a small shallow stream being a tributary of the Axe.In short No.3 Preybrook is an outstanding, well presented property which must be viewed to be appreciated.
