Property description

This quintessential 18th-century cottage in the historic village of Goodnestone is a true delight. The archetypal Kentish village incorporates a grand Palladian mansion and stunning grounds, where Jane Austen gained inspiration to write Pride and Prejudice, a beautiful church and old pub originally built in 1589 as well as a plethora of charming individual properties redolent of a bygone era and this property is no exception. Set in 0.299 acres of beautiful gardens, there are attractive features wherever you look. Whether it is the front garden and garage as you arrive, the large and welcoming reception/dining hall that greets you as you open the front door, the beamed ceilings on the ground floor and the inglenook fireplace with its bressummer beam and working fireplace in the charming sitting room, the house oozes character from every angle.

Any aspiring cook will enjoy spending plenty of time in the colourful country style kitchen/breakfast room, or you can relax with family and friends in the charming conservatory looking out over the garden at the wide variety of trees, shrubs and flowers at any time of the year as it has underfloor heating. Upstairs, off the galleried landing, there are three attractive bedrooms with vaulted ceilings and interesting fireplaces as well as the family bathroom. The beautifully maintained gardens and terraces are really special. Whether you love outdoor entertaining, relaxing in the sunshine or ‘growing your own’ there is truly something for everyone – you are also likely to see a few pheasants strutting their stuff! The beautifully cultivated vegetable beds and greenhouse hidden behind a hedge provide an excellent base for anyone looking to enjoy ‘the good life’, while the various strategically-placed patios and decked terrace enable you to invite friends over for a barbecue and follow the sun all day.

What the Owner says:

It has been a real joy living here for the past nine years. When we first moved into the house it required a great deal of work to create the beautiful home we have today. Although we live in a Conservation Area the cottage is not Grade II listed so there was a certain amount of flexibility regarding the refurbishment. We were able to create a new kitchen and build the lovely conservatory where we spend much of our time. As it leads directly off the sitting room, it provides a great overall space for entertaining and we have held some memorable Christmas parties over the years using both rooms. We love the peace and tranquillity of the area as well as the friendly community in the village and the local pub. There are classical music concerts in the church as well as a cricket club, golf society and choir, a monthly men’s breakfast and the tea shop. The nearby farm shop provides excellent local produce and there is a very popular primary school. For anyone who enjoys walking and riding there are some wonderful places to take the dog for some exercise and a variety of bridle paths in the surrounding countryside. At the same time, we are ideally located for Dover, Folkestone and Canterbury for shopping, entertainment and trips to the Continent.
