About the Area
WELLS is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. Wells has local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace. There is a busy local shopping centre and broad range of societies. The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance as are the nearer centres of Cheddar, Glastonbury and Street. The excellent state & independent schools in the area include Westbury sub Mendip primary school, Wells Blue School, Wells Cathedral School, Strode College and Millfield.

*
Communications in the area are good with access to the M5 connecting to M4. Main line station at Castle Cary. Bristol International Airport is 15 miles away. The village of Westbury-sub-Mendip lies in a favoured, sheltered position at the foot of the southern slopes of the Mendip Hills a few miles northwest of Wells in the triangle between Wells, Wedmore and Cheddar. This is an idyllic village with a vibrant and very friendly community, a church, village school, post office/stores and pub. (see www.westbury-sub-mendip.org.uk)

Accommodation
The road to Wells from Cheddar runs through the village and Back Lane is well away from this and any busy road. It's in the heart of the village with very little passing traffic other than a few vehicles using this lane up onto the Mendips. The access to No. 29 is from a small cul de sac.The Bungalow is very well positioned within it's garden with a sunny south facing aspect. It has an attractive appearance with stone and rendered elevations under a tiled roof and benefits from double glazing and gas central heating. At the front is a conservatory entrance hall with space for chairs making it an ideal spot in the colder weather. It opens into a reception hall which has a cloaks cupboard and a linen cupboard containing the gas central heating boiler. Off the rear of the hall is a cloakroom with a basin and wc.

**
The sitting and dining room is an L-shaped room with a large picture window overlooking the garden. The fireplace has an inset coal effect Jet Master gas fire with marble surround and timber mantle. The dining area has a hatch to the kitchen and double French doors opening to the garden terrace. The kitchen has been extended and opens into a utility area which has provided beautiful views across the garden to the hills above. It has ceiling down lights and a good range of fitted units with worktops and tiled splash backs. Appliances include one and a half bowl sink unit, Hotpoint double oven, Electrolux four ring hob and there is space for an American style fridge plus space and plumbing for a dishwasher. The utility area has space and plumbing for a washing machine and dryer and a door to the garden. (N.B. The fridge,Bosch dishwasher, washing machine and dryer are not included in the sale.)

Bedrooms and bathroom
The main bedroom faces south and has an excellent range of fitted wardrobes and cupboards with two matching chests of drawers. The second bedroom has a built in wardrobe and the 3rd bedroom overlooks the rear garden. The bathroom has a hand basin, wc, bath with a shower above the bath and wall tiling.

Outside
The front garden is bounded by stone walls and a tarmac drive runs to a garage with an up and over metal door, light, power and water tap. This front garden is very attractive with a lawn and flower and shrub beds and a path to the front door. A pathway also continues to a delightful garden at the rear of the bungalow. This is well sheltered with mature trees and shrubs and has a splendid large paved area plus a timber summerhouse. This garden has great privacy and yet also enjoys fabulous views to the Mendips.

Directions

By the monument on the central cross roads turn right and pass the village school on your right.A hundred yards or so further take the first right and then the second left into Back Lane.
