Description
An attractive Victorian two bedroom semi-detached cottage in the charming village of Rusthall. Set in a secluded position known locally as Toad Rock, due to the striking rock formations in the area, this lovely home has lots of appeal. The current owners have redecorated throughout so the house is presented in very good condition and all the village amenities are only a short walk away.
Accommodation
The ground floor accommodation consists of a well-designed kitchen, spacious dining area and charming sitting room. Both the dining and sitting rooms have beamed ceilings and attractive, fully working fireplaces. The modern kitchen has a range of wall and base units, generous worktop space and integrated appliances, with warm wooden floorboards that continue through to the lovely, bright dining room. The open bannistered staircase leads up to two double bedrooms, both with fitted carpets and feature fireplaces and the master bedroom has a useful storage cupboard. The white bathroom suite comprises a bath with shower over, a tiled surround, sink in vanity unit and WC.Planning permission has also been obtained to build a two storey extension to the rear. This lapses in April 2016, but we have been advised by the owners that they would renew if required by the purchasers.
Outside
A brick path leads to the side of the property, offering access to the main entrance door and the rear garden. The pretty west-facing garden has raised lawn and flower bed borders and is enclosed by a wooden fence. Two substantial sheds offer excellent storage, the larger of which has power and plumbing and is currently used to house a washing machine and tumble dryer.
The Area
Rusthall has excellent amenities for day to day supplies and the village is within easy walking distance of the property. The vibrant spa town of Tunbridge Wells is just over one mile distant and has an array of restaurants, shops, and leisure facilities. There is also a fast and frequent train service to London. There are many independent and state schooling options in the area, including those in the much sought-after Kent Grammar system. The impressive, award-winning Bluewater Shopping Centre is only 45 minutes' drive away and if you want to escape to the coast, then the lovely seaside towns can also be reached in under an hour.
