Set back from Great Western Road on Lancaster Terrace which is accessed from Westbourne Gardens, “Westbourne House” was designed and built by Robert Turnbull in 1873. The Garden House was a much later addition to Westbourne House by Honeyman, Keppie & Mackintosh in 1903.

prestigious firm of architects whose partners numbered John Keppie and Charles Rennie Mackintosh. The clients purchased the house in 2003 and since then
it has been comprehensively upgraded.
The house is accessed by its own door from a sunny, south facing courtyard. The main living space is spacious, open plan and flooded with light from the tall windows and large, newly-fitted Velux conservation style rooflights. The lounge area is double height and features a bespoke ‘Venetian‘ polished plaster fireplace with wood burning stove. The hearth is black slate as is the floor of the hallway and bathroom. The original archway which frames the kitchen was restored by the clients. They have also restored the original dresser in the kitchen. Originally the Morning Room, the master bedroom retains its original Arts
and Crafts fireplace which comprises an Italian green marble bolexion
surround and ornate copper fire hood depicting a mythical flaming pearl
flanked by dragons. The bedroom also retains its original Elizabethan-inspired
ceiling mouldings and cornice. The bedroom looks onto a leafy garden
area. All the ground floor rooms retain their original oak flooring. All the woodwork
to the original doors, window surrounds and kitchen dresser has been stripped
and stained to replicate the original dark shellac finish.
The programme of new building work has been concentrated on providing new upper floors of accommodation within the 6.5metre high, vaulted space. However, to demarcate between old and new, all these additions are in modern materials such as steel and glass. The new staircase is made of white painted steel and has cantilevered steel and oak treads. The handrail and balustrades are also made of steel and have a white powder coated finish. The mezzanine, which sits on exposed steel beams and has toughened glass sides, is a visually magnificent sleeping space. The new timber screen has been designed to sympathetically tie in with the original roof trusses, trusses which display all the hallmarks of the Mackintosh & Keppie design style. The top floor is currently used as an office and is lit by natural light from a cast iron rooflight with chrome winder. This room could also be utilised as a dressing room. All the upper floors are finished with new engineered oak flooring.
The programme of upgrading also included: a complete renewal of all roof slates and zinc flashings; fitting a new central heating system which features new custom-built cast iron radiators and Vokera condensing boiler; and a completely new electrical installation in 2010
which included new wiring circuits, new light fittings, new chrome floor sockets and chrome light switches and new smoke alarm. Furthermore, every wall in the entire house has been replastered and all but two of the original windows have been refurbished with the Ventrolla draught proofing system. The roof space above the master bedroom has been insulated.
The Garden House is set in a much sought after residential location in the heart of the Hyndland district, close to local amenities, including shops on both Hyndland Road and Clarence Drive.
