The asking rent shown does not include fees which are due when applying to rent a property. These fees depend on individual circumstances and are charged on a per property basis. The following upfront fees are set out below:• Non-returnable administration fee - £250.00 This fee is inclusive of VAT and covers all the pre-tenancy costs (application fees, referencing fees, general administration fees and fees for drawing up tenancy agreements) involved when making an application to rent a property, for up to four people. • Guarantor fee (for each guarantor if applicable) - £35.00 • First month’s rent in advance • 1.5 month’s rent as deposit In addition the tenant will be responsible for the cost of the check out at the end of the tenancy. This is a variable cost and can be between £0 and £195 depending on the size of the property and the level of furnishing. All administration fees are received on the basis of being subject to contract, references and Landlord’s approval. They do not represent an agreement or offer of a tenancy by Thompson Wilson Lettings or the Landlord. The only time that this administration fee is returnable is if the landlord decides not to proceed. Should the tenancy ever be extended by the Tenant for a further period, an administration fee of £75.00 plus VAT will be payable for the preparation of the paperwork and execution of the documents. This fee may be charged each time the tenancy is extended.
