GENERAL TERMS:

1. This property is offered under the terms of an Assured Shorthold Tenancy for an initial term of 12 calendar months unless agreed otherwise at the monthly rent shown, exclusive of outgoings, to an approved tenant/s.

2. Administration Fees
An administration and application fee is payable. For a single applicant the fee is £180.00 inclusive of VAT (assuming a guarantor is not necessary to support an application). An additional fee of £120 inclusive of VAT, is payable for each additional adult.

3. Reserving a Property
Once a holding deposit and the administration/application fees have been paid totalling £500, we will not accept other applications without notification. The holding deposit and fees are not refundable unless the application is refused by the landlord or agent.

4. Rent
At least one calendar months rent in advance will become due before the start of the tenancy.

5. Security Deposit
It will be necessary to pay a security deposit of not less than one calendar month’s rent + £200. For example if the rent is £640, the security deposit will not be less than £840. An increased security deposit will be required where the landlord permits a pet and for higher specification properties.

6. Pets:
No pets will be allowed in or on the premises without the Landlords prior written consent.

7. Smokers
Properties are not available to smokers unless otherwise specified.

8. Guarantor:

Where an applicant is unable to meet the required income or credit checks or has no traceable credit or residency history in the UK, the tenant may be required to provide a suitable Guarantor or to pay rent in advance for the period of the tenancy (additional administration fees may apply).

9. Companies:

If the applicant is a company, the Company Application Form needs to be completed with the signatory being a company official listed at Companies House. The Company need to provide a letter on headed paper authorising the official to sign on the companies behalf and the official needs to provide proof of identity.
