Guarantor Fee £60 (inc VAT) per Guarantor (if required):
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Company Let Referencing £300 (inc VAT):
This is charged when a company or business wish to let a property

Tenancy Document & Sign Up Appointment £60 (inc VAT):
The preparation of all the tenancy documents and arranging the Sign Up appointment with both the landlord and ingoing tenant/s

Saturday Sign up/Tenancy Commencement £60 (inc VAT):
The cost of organising a member of staff to be in the office on a weekend to conduct an appointment

Applicant Change to Sign Up Appointment £40 (inc VAT):
Cost of re-producing the prepared documentation for the tenancy

Accompanied Check-in Fee £60 (inc VAT):
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function, taking meter readings for utilities and services and checking smoke and carbon monoxide detectors

DURING YOUR TENANCY
Amendment Fee £60 (inc VAT):
Contract negotiation, amending terms and updating of tenancy agreement during a tenancy

Renewal Fee £60 (inc VAT):
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ENDING YOUR TENANCY
Check Out Fee £60 (inc VAT):
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

Future Landlord Reference Fee £60 (inc VAT) per reference request:
Collating information and preparing a reference for future landlord or letting agent

OTHER FEES & CHARGES
Lost Security Items £100 (inc VAT) plus item cost:
Obtaining necessary permissions, sourcing providers and travel costs

Out of Hours Services £25 (inc Vat) per hour, plus any actual cost incurred:
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at an hourly rate

Unpaid Rent/Returned Payments Interest at 8% above Bank of England Base Rate from date due

Late Rent Payment Reminder Letter £30 (inc VAT):
Letter which is sent 7 days after non-payment of rent to tenant to remind them that they have failed to pay the rent which was due

Abortive Contractor, Landlord or Agent Visit £30 (inc VAT):
Tenant fails to be at the property when an organised appointment has been made
