Property description

A Charming Period Detached Period Cottage with Outbuildings and Parking Just South of the River in Hereford

Entrance Hall – Open-Plan Lounge & Dining Room – Kitchen – Utility Study Bathroom - Two First Floor Bedrooms - ‘Den’ / Studio – Multiple Off-Road Parking Spaces - Private Gardens

This is a charming cottage, full of period character. Set within its own garden it has the feel of a rural idyll, yet is just half a mile from the vibrant city centre.

The accommodation within this two bedroom cottage provides enormous versatility: there is a ground floor study which has scope to be used as a third bedroom and the detached studio in the garden is open to a wide variety of uses.

The cottage is set back from the road and screened from it by a maturing laurel hedge, ensuring a sense of privacy and seclusion within its town setting.
The location is just half a mile from the cathedral and all amenities within the city centre. A mere 1¼ mile walk from the cottage is the railway station, with regular links to Worcester, Birmingham and London.

THE PROPERTY

Entrance Hall – the part-glazed door opens into the hallway which has a flagstone floor and exposed brick wall to one side.

Kitchen – simply furnished, with Shaker-style units, this is a homely kitchen. It has a range cooker, a Belfast sink and multi-coloured tiles for a splash of colour. The flagstone floor is complemented by further natural materials: exposed stone wall to one side and exposed oringinal  bricks to another. The double-glazed window looks out to the secluded rear garden.

Utility Room – with flagstone floors and units to match the kitchen, the utility room provides further storage space. Within the units are a dish-washer, a fridge and a freezer. There is also space and plumbing for a washing machine.

Study – beyond the utility room is the study, with a further range of units, drawers and work-surface used as a work-space. Measuring approximately 7’10” by 7’3”, this room, with a window to the side elevation, has scope to be used as a third bedroom.

Lounge/Dining Room – an open-plan room with a wonderful flow. The flagstone floor is complemented in here by the exposed beams and timbers and is warmed by the wood-burning stove in the sitting area.

Bathroom – an elegant and practical bathroom. The bath is a free-standing cast-iron bath with ball and claw feet for a touch of opulence. There is a separate shower enclosure with glass bricks to one wall for maximum light. There is a loo and basin in here to complete the suite along with a underfloor heating system.  The window is to the rear, looking out onto the garden.

The original hardwood door opens to the front path and there are windows to the front garden from both sections of this room. The stairs that lead to the first floor are elm with cast iron balustrade – the treads are open, keeping a feeling of light and space in this fabulous reception room.

Bedroom 1 – the vaulted ceiling adds scale and  grandeur to this homely bedroom which has exposed beams, an old Victorian fireplace and built-in cupboards with old pine doors. With double-glazed windows to front and rear elevations, the room is light and surprisingly quiet.

Bedroom 2 – the second bedroom is well-proportioned and has space for a double bed, or could be used as a twin room. The window looks out through the magnolia tree to the front garden.

OUTSIDE

The parking space at the end of the garden is accessed via a council-owned lane and the cottage is the sole user of the lane, for which the princely sum of £2.50 per year is payable.

It may be possible to purchase the larger parking area at the end of the lane, via separate negotiation, from the council.
The main garden to the rear of the cottage has a gravelled path with stepping stones to the main porch and beyond to the studio at the end of the garden. The studio is open to a wide variety of uses and may suit artists or writers who seek a little seclusion close to the house, but not part of it.

Adjacent to the studio is a large garden store/workshop which, like the studio, has power to it. The garden is mainly laid to lawn and is east and south-facing to the rear, with a raised patio area which catches the sun at most times of the day. The greenhouse is tucked away to one side of the cottage and to the other, a black metal gate opens to the front garden.

The front garden is bounded by a low red brick wall with a maturing laurel hedge growing to ensure year-round privacy from the road. The lawns are level and bisected by the front path edged with red bricks. The beds either side of the path are well-stocked and complement the magnolia trees in front of the cottage.
