Property description

Modernised two double bedroom village house with lawned gardens to the front and rear, plus a garage with parking in front.

DESCRIPTION This modernised terrace house is situated just a short walk from the recently refurbished foody pub, local church and primary school and offers a great opportunity to purchase a house with gardens and garage at a very affordable price.

The two double bedroom accommodation includes an upstairs bathroom with white suite and shower over the bath. Downstairs there is a lounge diner and a modern kitchen. The house has been redecorated and improved by the current owners and also enjoys uPVC double glazing and off peak electric heaters.

There are lawned gardens to the front and rear, plus a patio area immediately behind the house.  To the side of the neighbour is a garage in a block with parking space in-front.

DIRECTIONS  On entering the village from the A377 proceed past the Malt Scoop Inn and take the next left turning into Orchard Way. No. 12 will be found along on the right.

LAPFORD is a large village, beyond Morchard Road on the A377 – 9 miles from Crediton and 16 miles from the City of Exeter. Like most Devon parishes, it’s not far from a lovely collection of trees – Eggesford Forest is just up the way, a regal coniferous plantation that plays host to variety of creatures including adders, butterflies, buzzards and woodpeckers (and badgers!). The village itself has a primary school with an excellent Ofsted report, sizable playing fields (with a football pitch and kid-friendly playground) and a busy pub – The Old Malt Scoop Inn, once a 16th Century coaching inn – which now offers an à la carte dining experience, using only the best local produce. Like legends? Lapford has its very own ghost! Thomas Beckett, former Arch-Bishop of Canterbury, is said to gallop (on a horse, it’s worth adding) through the village on the anniversary of his death to confront his murderer, Sir William de Tracey of nearby ‘Nymet Tracey’. Eerie stuff.
