Property description
Offered chain free and with vacant possession, this pretty 'chocolate box' style cottage sits along a country lane in the rural hamlet of Balls Cross.
There is scope for the next owner to add their own personality to the property, whilst retaining the character and charm found in abundance here.
Superb walks are to be found directly from the front gate, with 'The Stag' public house only a few minutes stroll away.
This cottage would make a lovely second home and is well placed for commuters, with three mainline stations providing direct access to London within just nine miles driving distance.
There is also a good selection of village pubs and restaurants within the area, plus a wide range of independent and specialist shops, supermarkets and cafes at nearby Petworth, Pulborough and Billingshurst.
Please refer to the footnote regarding the services and appliances. What the Owner says:
The cottage has been in our family since my grandmother bought it in the 1930s.
I have fond memories of growing up here, although what was my bedroom is now the bathroom!
As children, we loved being able to walk straight from our garden into the woodland behind, which enjoys part of the vast Leconfield estate.
My parents extended the property in the 1970s and it became Grade II listed in 1985 reflecting the importance of this delightful building as part of our English heritage.
