Please note that all utilities, council tax, internet etc (council tax is already reduced as business rates approx saving 40%) will remain in the name of the landlord due to it being a holiday let for the summer months and that a £300 standing order each month will be needed as part of contract to be paid directly to the landlord. A breakdown of the above utilities can be provided upon request.



Meter readings will be taken for the water, gas and electric at the start of the tenancy and at the end of the 6 months tenancy a bill will be applied based on the usage. In the event that the usage for utilities is under the total spend a relevant rebate / additional costing will be provided by the landlord making the transaction transparent to all parties.

We have a microwave and fridge freezer. Washine machine in understairs cupboard.



The lovely contemporary bathroom has state of the art unusual double basin sink, double person power shower and a very deep bath. Floor to ceiling mix of rustic large tiles.



The lounge is a lovely light & airy room with a feature fire place, over looking Daddyhole Plain access door to sunny patio garden with garden furniture & BBQ. There are two sofas, one of which doubles as a pull out sofa bed to provide sleeping for another 2 guests; TV, DVD, and stereo. High speed Internet access is available on request.



This two bedroom period cottage has very large double bedroom overlooking Daddyhole Plain and with 180 degrees view of the Torbay. Double bed, two wardrobes, and dressing table. The second bedroom is a twin bedroom overlooking the town, complete with wardrobe.



There is parking at the front of each cottage for one car and additional space in the car park 100 yds. There are plenty of shops, restaurants and bars in Torquay and Wellswood (approx 1&8260;2 mile).



Agent fees



To secure the property in your name you will have to pay:



- £150 per adult for referencing and administration

- £50 for each guarantor (if required)

- £200 holding fee (taken from the first months rent as rent in advance)



Please note that each of the fees above are non-refundable unless the landlord refuses your application prior to commencing referencing. There are no other hidden fees to be concerned about. The fees that apply above are fixed and are non-negotiable.



Prior to moving into the property you will have to pay:



- 1 months rent (minus the £200 holding fee originally paid)

- A minimum of 1.5 months security deposit
